Property Information Questionnaire

HIP-Consultant.co.uk: Property Information Questionnaire (P.I.Q.)

The news with HIPs mentions this new PIQ. There does seem to be some more useful information which may help HIPS or put the final nail in their coffin.

misses the very obvious points, relating to the fact that estate agents have a glaring conflict of interest, inasmuch as they work for the seller, then represent the buyer:

1. Estate agents have no interest in disclosing detailed info such as damage to the property and access arrangements prior to the buyer at least commiting to a survey (and therefore committing more to the property)
2. Failing to include information in a PIQ would put EAs and previous owners right in the legal firing line, a situation which neither wants.

This PIQ will redress the information asymmetry inherent in the buying process, with sellers and EAs having all the information and potential buyers being drip-fed information at their own cost.
