''At the start of 2007 many experts were forecasting that prices this year would stabilise or possibly rise very slightly''.

Not really experts were they then - more a case of BTL invested self interested parasites talking the market up because they were caught out by their own blind greed. There that's more accurate than experts.

Should have gone to HPC. I've been predicting your ''industry consesus'' of 25% falls for ages and I'm just a hapless joiner. How come I'm more of an expert than you lot.

And given industry consesus is for 25% falls should I now be raising my predictions in line with HPCers. No not yet, I want to be sure that every single index is going to show 25% falls so none of you unbelievers can worm out of it by saying - ah yes but land registry is only showing 17% falls blah blah blah.

Good - rant over. May the Crash continue and Joe public see these vested interests for what they really are.

Yeeees. Predictions weren't futile when the CML weas predicting that first time buyers would have to shell out a million pounds by 2015.

The BBC is so dishonest for giving this rubbish airtime.

I don't think it was head buried in sand at all. This implies a lack of control. The CML know full well where the market is going. They just don't want to show themselves up to be blatantly self-interested with a low estimate that get regularly trumped by the market. A bit like SubPrime Location and the fact they don't create any more reports. I still see the losers in this crash as the people fed a diet of "it can only go up". AS I've posted elsewhere on here, with noone involved to stop people from over-stretching themselves - and everyone involved in telling you to max it - it's this that the BBC as a public service broadcaster should be focussing on and creating a public debate on. It's pyramid selling by a different name.
