Needs Landlord Licensing as well as regulations for tenants to be protected.

BBC: Rental sector 'needs a shake-up'

Too much property in the private rented sector is in a poor condition, is badly managed and requires better regulation, according to a Law Commission report.
It wants a central regulator to oversee landlord associations and professional bodies in England and Wales.
The proposal is for this to replace the courts or tribunals as the first port of call for disputes between landlords and tenants.
The report says the private rented sector has a "poor reputation".

people with regulatory tendencies lurk everywhere. can i have a bit of land of my own where i am unregulated? A straight dance-off. After 20 years - let's see who has it correct. The rule - you can't cross from your side to mine. (i don't care about the other way - i won't need it).

Hi Whiteknight, I've been watching your comments.. I personally would not want regulation, but because of the number of amateur/bogus landlords ripping tenants off and the opportunity for the government to clear up this awful mess. As well as nationalising the housing stock after the crash, then so be it. I feel & think the younger generations need to protected from predatory instincts of the generation 56+ and their off-spring who have through circumstance created an environment which is not in the national interest. If you want a piece of land that is possibly unregulated, try Iraq, and we can send you your pension on a weekly basis too.
