Why not go the whole hog and lend money at ZERO percent over two years. An arrangement fee of, say £15,000 for a £100,000 mortgage would be fair...

That's nothing, you should see the fees a letting agency tried to charge us recently! £367 for a credit check and two months deposit. No wonder landlords aren't making any money.
