Welsh houseprices down

Observer: After chasing richer parts of the UK, prices start to go downhill in the Valleys

Not long ago property journalists were reporting how Welsh house price rises were bringing the Principality into line with wealthier regions of the UK.
But the latest figures from the Land Registry, for property transactions completed in April, show dramatic falls from Cardiff to Anglesey.

The rises they mention in areas like Carmarthenshire do not reflect that volumes have hit a brick wall. Early last year there was very little on the market for decent smallholdings in the £200k price range. Now there are literally thousands. The top end might be moving a trickle, as everywhere.

'In the 10 years since 1998, Welsh house prices have increased 188 per cent"......"'There seems a lack of confidence, especially from first-time buyers." Er, no sh1t.

Developers are crapping it; advertising (not selling) their half-painted cow sheds and hitting the M4 (E). [cheers from the natives].

Well, the sale of my mates house has gone through at the agreed opportunistic price - probably about £35K more than it was worth. Valued up as well.
