Rents are coming down

Essex County Standard: Landlords told to be realistic

‘ Landlords who hold out for inflated rents on their empty flats and houses have been warned they risk seeing their properties "sit in the wilderness". The warning comes from Richard Jones, manager of Letting Solutions: ”it is better to accept a lower monthly rent - which may not cover all the landlords' costs - than to have a void and no income at all.” ‘ - Pages 32&33 on the web (60 and 61 printed in the paper)

I'm negotiating a new rent, about to put in an offer £150pcm below asking price. Will report back later on whether they bite. It's only anecdotal but a statistic is just a thousand anecdotes!

drewster - i have continued to meet with an ex landlord of mine. He says that his last tennant left quickly (presumably without paying the next months due rent) - although they lost the deposit - hes having a problem re that with the agent. He also left the place in a very poor state - dogs excrement on the carpets and overrun with fleas. He told me that i was about the best tennant he had had, (and i am pretty untidy!). So your landlord might go for it - just anecdotal too.
