From what l have read these terms are not all completely unfair. Especially where a tenant buys the property. The law of estate agency 1979 says that where there is an effective introduction then a commission can be legally sought by the agent. If EA had not been involved at the outset then no sale to that tenant would have occurred. Also if a tenant stays on then EA have again helped the landlord by giving him/her a quality tenant. If EA are demanding a FULL fee even if they are not collecting the rent or managing the property that would be unfair. Also once the LL has sold the property then it would be unfair to be still charging. BTLers who don't read contracts have themselves to blame if they end up being onerous.
