Estate agents describe a shed as a "detached single- storey timber-built bungalow with vehicular parking to the front"

icWales.co.uk: Dilapidated shed on market at £150,000

"IT'S partially covered in plastic sheeting and even the estate agent trying to sell it admits it's 'dilapidated'. But this rundown shed in a top Welsh property hotspot has gone on the market for £150,000.Though based in the plush beach resort of Abersoch, in Gwynedd, the shed does not boast the kind of dramatic sea views that have seen similar properties marketed for up to £500,000. But estate agents Beresford Adams say that despite the absence of a stunning panorama, the shed has already attracted three bids in excess of the £150,000 asking price. A spokesperson even hinted a bidding war could drive up the price to around £175,000 before a deal is reached. The building's dimensions are just 18ft by 15ft, though it does have water and electricity supplies."

thats lovely:

"Cymuned advocate a sliding scale of stamp duty that would force non-locals to pay more to ensure families originally from the area can compete in the housing market.

A spokesperson for Beresford Adams said while the property would in some ways be a gamble, the quality of the local community means the risks are minimal."

Quote 1 : Yeah right, thats gonna happen! Quote 2: EA says Risks are minimal - oh can i have two please and i'll pay for the tarpaulins myself!

I remember at the peak of the early 90's crash a news report of London Tonight (or whatever it was then) about a broom cupboard on sale in Kensington for a ridiculous amount. Maybe it really is time for a crash...

If the spokesman was the office manager, his name is Martin. He's actually very knowledgeable on the area, having worked there for years. I've trusted his opinion on many occasions and it's not his fault if the 'Loadsamoney Cheshire-by-the-sea 4x4 brigade' insist on paying rediculous sums for their second homes, (much to the annoyance of the locals, who are priced out of the market in a big way). The response to marketing in this instance does suggest that sentiment has not completely turned.

Mind you, I always wondered whether it was this guy that started the rumour many years ago about Posh & Becks house-hunting in Abersoch in order to add some stimulus to the flat market at that time!!

Posh and Becks surely would have an adverse affect on the market.Still i am sure your buddy Martin knows what he is doing, just like most estate agents.

LoL.

A mere 10 minute walk to the beach ? What !??? That hardly makes it beachfront material? Its hardly even worth mentioning the beach.
More to the point if it was on the market for £150k and they have had offers above it... surely it would have been sold???

The only professional opinion they seek is a man who sells sheds and clearly has no real opinion about it ad the estate agent who is selling it. Probably for a friend of his.
Who is probably a friend of the person who wrote this article.

If someone wants to pay £175k for a bit of land 36 ft x 18ft I say let them.

£150K+ probably wouldn't be ridiculous for a building plot in Abersoch (although there must be a helluvalot of hope value in this case).

Get real guys - people to whom money is no object will pay anything to get what they want in some popular holiday areas. Have a look at LL31 9DQ on nethouseprices. These are 2 bedroomed flats, some of which sold for over £700K.
