By buying at well below market value (who actually does the valuation for these deals?).
Then eject the 'new' tenant as quickly as poss (most of these schemes are not regulated and actually only give the seller/tenant the security of a standard 6 month AST).
Sell on at market value as quickly as poss (hopefully market will still be high enough to make profit).
