Land Grab - Spanish law that could sting you hard.

A friend of mine recently bought a property outside barcelona, and within months a developer, bought a plot of land next to his house, stole a stretch of his land under some archaic Spanish law, in order to build an access road, under which ran the utilities cables and pipes. He now has to pay for access to his house!

A property owner decides to resell his house and offers you a wonderful deal on the property, stating the reason for the quick sale is because they are returning to the UK to take care of a sick relative. What they didn't tell you is that they know that in a few months time, there will be a rubbish dump setting up shop next door. You purchase the property and get hit with a nice surprise waking up to the sound of lorries driving past you every morning and dumping rubbish.

Tut, tut, you do have to watch out for those sneaky, corrupt property developers in Spain spinning you a line, don't you? Thank goodness we don't have those over here in Blighty. You know the ones who sell you a new-build as an investment for a few hundred grand claiming you're going to be so in the money and you'll be able to rent it out for at least umpteen grand a year and then you find out it's really worth nowhere near the value you paid for it, no one wants to rent it and er... hang on a minute...

The Spanish property abuses are legendary. There's a TV show called "Housetrapped In The Sun" - I've never actually seen it but I think it's about Brits who have been ripped off in Spain and are unable to sell up.

The local councillors in Marbella are being investigated by central government for fraud and corruption. Basically they granted planning permission on thousands of acres owned by themselves, then sold the plots to overseas buyers. The LRAU land grab law in mainly the Valencia region is well known and at the centre of legal battles, largely due to the spirit of Brits who won't lay down and let these crooks win. Town halls and mayors are so incestuous, corrupt and sometimes violent.
Get a good lawyer, stay in the area for a while, ask lots of questions and find out more about who you are buying from.

There is a saying in Spain related to law 'If you're planning to take somebody to court, first consider your life expectancy'

As I recall the Spanish property market is and always has been mired in corrupt practice. In a large part it stems from a 'property tax' avoidance system - all of you proposing such a tax take note .
