I'm a professional property investor and property sourcer, investing in the UK and in Cyprus, but for me I’m extremely excited about the Cypriot economy at present. I would like to take the time to share an excellent opportunity currently on offer in Southern Cyprus.

I can recommend off-plan properties in the Famagusta area, Paralimni, Derynia, Kapparis, Protaras, Larnaca and Paphos with prices starting from £CYP58,000. There are no sourcing fees to pay.

The award winning developer that I can recommend has full UK and Cypriot backing. They offer the best finance terms on the island, 2% reservation fee and 10% deposit on exchange with a further 10% at 6 + 9 month intervals. That’s it, 30% down with no more to pay until completion of the build, and then they allow sell-on prior to completion at no additional cost. If you prefer to hold, they can also assist with mortgage arrangements.

They hold invitational seminars detailing new developments every 6 weeks in London, there are also seminars held in Manchester, Leeds, Liverpool and Dublin, but dates are not as frequent. If you are interested in Cyprus I recommend attending one of these seminars as they explain in-depth the pros and cons of investing in this market.

If you are interested in attending these seminars, please drop me a line to:

rjm.properties.cyprus@gmail.com

I will reserve seating for you subject to availability (seating is limited so I will have to confirm this before I reserve).

Alternatively we run investment weekends approximately every 6 weeks where accommodation (in quality hotels, Larnaca, Ayia Napa and Paphos) and meals are provided, all you pay for is the flight. I will make a one time offer to anyone who purchases a recommended property through my company in Cyprus that I will refund the airfare upon receipt of that person.

I hold information and literature on all developments on offer and can meet, or forward any documentation onto anyone who is interested beforehand.

Best regards

Roger

If you're a "professional property investor" and this is an "excellent opportunity" then why haven't you bought them all yourself? tongue.gif

Just a note to anyone thinking of investing in NORTHERN Cyprus...DON'T.
It is yet to be recognised as a legitimate Independent State. It is illegally occupied by Turkey and has been since 1974. People buying property there may find themselves empty-handed when a re-unification solution is found. A British Estate agent and his Turkish wife have recently had warrants issued for their arrest as they have been selling Greek-owned land out there.
Please look to the South of the island for investment; it might cost more, but it's legitimate! (And part of the EU)

Agreed.
No-one should be looking to invest in Northern Cyprus until the land issue has been sorted out. At the Property Investor Show there were several stands selling properties in the North and there were queues of amateur investors lining up to snap them up.

I questioned one of the sales staff on one of these stands asking what guarantees they were offering if the land was Greek Cypriot owned and his response was 'it'll be ok, all you'll have to do is give the landowner 500 euros as compensation'.

There is also a major court case taking place where a British buyer bought a villa on Greek Cypriot owned land in the North and was forced to pay huge compensation to the landowner as well as pay to demolish the villa.

Glad you put those developers on the spot. 500 Euros compensation?! What utter cr@p.
Anyone involved in selling land in the North should be ashamed of themselves.
There are also Greek Cypriots taking Turkey to the European Court of Human Rights, suing them for denying them access to their homes... and winning in every such case so far. Turkey cannot afford to pay compensation to all Greeks and will be forced to hand back land eventually.

What about Greek Cypriots and others owning Turkish Cypriot houses in the South? Or does that not count?
Sold up and Renting Abroad
I do know many turkish cypriots who have or are returning to Cyprus to live permenantly.

They are buying in the North (of course).

I know of a few who have 'invested' enormous sums on their luxury villas.

Most of who I know have literally put their life savings into such properties. It's where they are from, and they just want to go home.

I do think though that the Turks are seen as the baddies in all of this and that isn't really strictly true (please no flames, I have many great greeks friends also so I get on with both).

red is Greek Cypriot so obviously that's why he/she feels the way they do. I know many Turkish Cypriots who obviously think differently.

Yes, I must be honest I thought that too.

In my experience, Greeks are very bitter about Cyprus, but as far as I know (and I know more than most wink.gif , it was the Greeks who invaded Cyprus back in 1970's, and the Turks then went in to defend the Turk Cypriots.

Ever since, I've seen a *helluva* lot of propaganda against the Turks (from the Greeks).

Having said that, as I'll repeat, I know *loads* of Greeks in London (grew up with quite a few) and I've found them to be great people.
Saving For a Space Ship
Posted on main HPC Forum the other day - British Piling Into Property Buying In Cyprus, Rad 4 -built on disputed ownership land

There was just a short article on Radio 4 about brit muppets buying up loads of property in Cyprus. Apparently the land is disputed and is only recogised by Turkey. The Greeks over the border are increasingly sueing to try & get the land back which they allege was taken from them pre-1974.

Listen to it here - http://www.bbc.co.uk/radio/aod/radio4_aod....radio4/fooc_sat

It was the last piece at the end of the program
picnic
so the french vote NON
The turks are refused any chance of joining the EU
So BIG TROUBLE in Cyprus as no incentive towards diplomacy.

then what happens to prices ? Easy!!!!!!!

Yes, but I am Cypriot first, Greek second. Most of my Turkish Cypriot friends would also like to see a re-unified island and resent the fact that mainland Turkey has swamped the invaded territory with Turkish settlers.

Anyway, on the issue of property:
A Turkish Cypriot can move freely within the South and reclaim their home if they wish; the obvious problem there is whether or not they'd want to or would be welcome by any hostile Greeks. There is still a mixed (Turks & Greeks) village on the East coast, by the way.
