Full Version: Distressed Sales, Bank Repossessions - Spain
House Price Crash forum > Investment > Overseas property investment

SPAIN is having a difficult time, and the prices are starting to correct.

Investors who have cash can make an entry into this distressed market.
Holiday home, second home buyers now is a good time to get into some deals.

Why?
The market is tight, supply of product is quite high, so prices are dropping.
With banks very not very liquid at the moment, the people with ready money can do well right now.

We are starting to get Bank Repossessions in the Costa Blanca and Costa Del Sol. So very good buys.

Lets get a thread going for good deals and for people who want value in their investment in Spain.

Spain is still number one for retirement.
It is safe, good beaches, great food, friendly, accessible, has services, coasts people speak english, is in EU, and favourable climate.

Negatives
Problems in some town halls, land grab in rural areas, some corruption. Get your self a good lawyer to over come 95% of these problems.
Probably 90 to 95% of purchases are hassle free, only the bad ones are talked about, and put on Tv.

Spain is still a good place to come too, and if you can get a good deal, then all the better for you.

Why put yourself through any worry and just rent instead?

1. You can keep all that lovely cash in the bank, or avoid having a mortgage at all with no worry about house prices. Renting is very cheap compared with the UK.

2. You can move to another location if you get tired of any area or move back to the UK if you don't like Spain longterm without the trauma of trying to sell.

3. You can sit back and relax and let the owners carry out the constant maintenance of everything form the pool to
painting.

The choice is yours.

I agree, why buy when you can rent at a fraction of the cost without the hassle.....get to know your area, learn the language and only buy when you are sure you want to stay (keep your home in the UK if you can)...there is so much choice, and so many that would be happy to rent their property to receive a small monthly income, and have someone there to care for it for them.....if you can be flexable and have your own summer hols when they wish to use it so much the better...win, win I say. wink.gif

Beware of Goldberg Global or whoever the spammer that started this thread is representing.

Good points by the last few posters -if you like Spain, now is the time to rent not buy.
The consensus in the financial community is that prices will continue to slide for a few years yet. Only the EAs will not acknowledge this fact because they want your commissions.
There are literally hundreds of thousands of empty properties on the CDS -the owners are desperate to get tenants and you can name your own rental price.
This massive glut in housing will take more than a few years to sort out.
If you buy you are faced with 10% buyers fees, Spanish property taxes, community fees and probably considerable maintenance fees for these gerry built properties.
