Seems cheap to me. Even a BTL could make money on this one.

For sale buy auction, I guess it'll go for quite a bit more (double-probably treble), then again the market really has frozen for now so might be a good time to pick up a bargain!! Plus it may need alot of work doing inside to bring it up to a habitable standard.

you're probably right about that, it may well go for 2 or 3 times the guide price. i'd assume money
would have to be spent to refurbish anyway - a lot of properties that wind up at auction are pretty yucky.

it's an unusual precedent though, don't think i've seen anything that low.

This one's turned up again. Looks like they're trying to be property developers: link

I reckon they've missed the boat trying to do up & sell. Price paid was £28,000 - a rental to dss tenants was surely a no-brainer?

So the City powerhouse forgot to tell Gordon that by MEWing to everyone and anybody anywhere, they created a unsustainable "spend-style" that was particularly going to decimate the barren wastelands/homelands of traditional Labour when the party ended.
So they have now had all their wealth lifted and it's back to 10-15-20K housing- JHC

I cannot imagine what next year is going to be like-

Ok I'll take a stab

Well, we're well past the illusion stage and now this is the reality. You know, even £23k might be too much? But then I suppose whoever picked up these places will let them to DSS tenants, which means their investment will be protected. Looks like one of them (lot 072) has squatters:

Addendum: The flat is occupied by a person unknown. No tenancy agreement is available. Note: Lots 71-75 - Service Charge £293.75 per quarter. Arrears of service charge are outstanding.

Here's another flat that sold at Allsop's for £20k:

Only 4-5 years ago it was possible to buy terraced property up around Halifax and outlying for 10K

There is no reason to assume prices won't fall back to those levels.

Alrighty then! The saga continues for 46 Foston Grove, Hull, HU9 5UX.

I posted previously about this one, but to recap, the story so far:

* 46 Foston Grove went to auction 24 June 2008 with a guide price of £15,000. Sold for £28,000.

* Seemingly bought by 'developers', who tidied it up and put it back on the market, initially for £54,950, then dropped their price to £49,950.

* Looks like they managed to get it rented @ £375pcm. £375 x 12 = £4500 per annum. Actually a very respectable yield on the £28,000 it was bought for.

In the next episode:

Oh, hell no! On 26 February 2009 it will be going back to auction! Check it out here. It has a guide price of £49,000 and according to the auctioneers that's a "realistic auction reserve". Oh really, you think?

Good luck with that. ph34r.gif

Prices sound realistic. This is what we need to get to UK wide.
