The EA spiel:- "This property is thought to be ideal for anyone looking for a family home or an investment and as a result Hawkins advise potential viewers make early viewing arrangements."

Investment????? blink.gif Just over 7% gain in 5 years of silliness if it goes for 200k. How much will it be worth in a couple of years I wonder?

Quick reality check kicked in after their buyer couldn't get a mortgage, I think. 18.5% reduction in 2 months. smile.gif

And then there's this one: http://www.rightmove.co.uk/viewdetails-165...=1&tr_t=buy

Reduced from 125k to 110k. 12% drop in 2 months. An identical 3-bed flat on the same street just sold for £105k, so that's the price they'll probably have to accept.

Nice flat though... it's kind of place I'd want as my first home, not some poxy little £80k 1-bed studio that might as well be a victorian castration device in terms of it's effect on my future ability to have kids.

The flat looks lovely inside and is fairly big but my main concern would be the neighbours (says the guy who lives in an ex-council flat ph34r.gif ). There has been some complaints about noise in this area in the past. One leaseholder had to sell her property for below the market value as a consequence (circa 2004), the nuisance neighbours had to pay a fine for playing very loud music. The same thing happened earlier this year with another tenant.

I have heard that a chavvy problem child of one of my ex-neighbours now lives in this area so I wouldn't buy there for personal reasons. sad.gif
