Decided to start a new thread on high end property in Northumberland as I have heard these types of phrasee too often:

"Remember good quality rare homes will never drop in price"

"sellers of valuable homes will just hold on"

"good houses always sell"

We're currently looking in the Ponteland area so would be keen to see what people think will happen to properties here that are priced around 450,000 and lower.

If you wait for a few more months you may get this one for £450,000... I have extrapolated the trend and predict the 2nd tuesday in december it will be £449,995 laugh.gif laugh.gif laugh.gif laugh.gif laugh.gif

I do enjoy the occasional jaunt round Ponteland property pages, though OH's opinion on living in Darras would offend many - including some of our friends! So it's unadulterated window shopping, when I see that you can still get advertisements like:

4-bedroomed bungalow

where they list 550K for a bungalow that they expect you knock down!

Apologies for the caps - they are, of course, the EA's. Why are EAs so slow to realise that Caps are difficult to read anywhere, and very difficult to read on the screen? Rather like that thing on the telly where the man SHOUTS all the way through about his wretched cleaning product.

I post occasionally on here & would probably be described as 'property developing scum' having developed over 20 houses in Darras Hall over the last 6 or 7 years, my last being sold in Feb this year. During the time I have got to know all the estate agents and the market fairly well. Darras is a real mix from those who have bought property in cash (we are talking in excess of £2m in one case) to those whos personal gearing has been absolutely ludicrous, but a large proportion are small to medium business owners.

With regards to purchasing around the £450k mark, I would not be shy to offer what you may think as stupid offers. With liquidity being at such a low level, it is the top of the market that I now believe will see some of the biggest falls (along with the over supply of rabbit hutches in the city centre). One example is at the bottom of the Darras market, BE have just had accepted an offer of £220k on a 3 bed 1/4 acre property on Whinfell Rd, this was marketed at £450k just a couple on months ago. Another below £300k is a 4 bed 3 bath on Edge Hill that Pattinsons have in the auction, however the information I am getting is that £250k will be nearer the mark.

With the slide in sterling (all those goodies from the Far East are now 30% more expensive) I can only see the situation getting worse. I would hang on a bit longer before jumping into property again if you can, at least until the unemployment levels have risen by a million or two. You often hear people moan 'how much £200k! it might as well be £2m' in the next year or so it might be '£2m it might as well e £200k'

But if youve got to live somewhere & buy now, I cant think of anywhere much better than Darras, just dont be afraid to offer really low.

For the last few years at least 75% of properties on larger darras sites (0.4 acre & over ) have been worth -£5k (now thats a proper price fall!), it is simply the land that has a value. This has been true of virtually all property over 10 years old. The vast majority of these houses never even had a viewing.

Okay, this is just pure curiosity, how much does it cost, once you've acquired one of these plots of land to build a real Darras Hall house- say 3 recep, 4 bed, 3 bathroom and a nice big kitchen?

I mean minus £5k (this is the cost of removing the current house!). Really difficult to cost without plans & of course depends on contacts & quantity/regularity of material/labour. I take it this would be a house that you would live in & you have no connections to building trade or ability to self build - allow yourself at least £200k for the build. However one persons idea of a nice big kitchen is £10k another persons is £60k. This could all change in the next few months, weakness of sterling materials soar, lack of work labour costs fall.......who knows!
