Hi I think everyone should know that house prices are stable in Central Portugal and there is still a strong demand especialy for
investment property the locals do not want the beautifull rustic properties so bargains can still be had in the region and the fastly improving infrastructure of air, rail, and road will give the buy to let people something to think about as well.

Exactly how stupid do you think we are? Much of the western world is experiencing a housing melt down and yet there are investment opportunities in central Portugal?
I think you're targeting this spam at the wrong market -the people you are looking for are not intelligent enough to be able to switch on a computer.
I would suggest that you find a dictionary and look up the word "investment" -you clearly do not understand the concept.

Golf courses in the Algarve are going to have to drop their prices considerably to compete. I like Portugal (my girlfriend has a villa in the Eastern Algarve) but we both agree that the best value/quality golf holidays are to be had in Belek, Turkey. However, I'm not advocating buying there; the all inclusive hotel packages have the market cornered.

Portugal has no rental market, hence no price rises in the last 10 years.
Investing for the golfing clientele seems strange. People won't rent a house for 6 months playing golf

Well I agree that most of Europe has some challenges ahead of them in the property market, I also agree that investors are clever enough to plan well and invest carefully in the right area. Although the current market in Portugal is a little flat, I personally feel that’s when the best investment opportunities are to be had, not just in Portugal of course. When the prices are flattening out or indeed dropping as they are in the UK, then there could be some good opportunities if you have some spare money around, maybe pick up a bargain.
As for the rental market in Portugal, I feel and I speak from experience that certain types of rental are in quite strong demand, not the holiday villa crowd. medium term rentals for people testing the water while deciding if they want to move to Portugal, normally rent property for one or two months before buying or while looking around for a property. We (as a licensed agency) deal with rentals and normally don’t have enough good properties to meet the enquiries we get.
so if you have a small rental cottage that doesn’t need to earn a huge amount, or has cost you not a lot to buy, then this could be a good little investment but its not going to be a all signing all dancing investment of the year opportunity!

Hmmm. Somewhat of a generalisation.
We are selling a development in Porto University District - 28,000 students, less than 2000 beds available in student housing, one hopes they are living somewhere.

There does seem to be loads of students in Portugal, were in Tomar central Portugal and the town is full of them, as well as our office!! they are allways looking for apartments to rent.

I am not looking to buy in Portugal and, furthermore, many of the coastal properties marketed towards Irish "investors" appear, on the face of it, to be remarkably overpriced.
However, I do believe that Lisbon offers good opportunities - in fact, if I were looking to purchase in a European city (which I am not presently), it would be near the top of my list.

i dont play golf but i thought it was a strange statement too, i thought portugal was allready a top destination for golf, allready way a head of bulgaria! going by the dozens of golf courses here in portugal and the fact that every time iam at the airport there are golf club wielding tourists everywhere.
