I am in Utah as I write this...
What I see here:

1/ Yields at around 6-6.5%, against US rates below 5%
(ie. You still earn a higher yield than you pay out in interest)

2/ Cheap prices: you can buy a multi-unit apartment house at:
$60-90 per sq. That is cheaper than new units in Bulgaria, you Europeans!

2/ Falling vacancy rates

4/ Rapid population growth, and income growth, as Mormons are very
family-oriented, and people move here from neighboring states\
