If they're talking about HPC, let's be fair; great site, great posters, but the most I've seen here... about 650. Not exactly a conspired movement to bring down the gumment, is it?

You are going to be seeing a lot of "lashing" out by the vested interests as property prices start to collapse. The are going to want to shift the focus from their ramping to others talking the market down. The fact there is a credit crunch and NR has been nationalized are mute points.

I think she is better looking when she is very very cross though..

Well, I won't because I'm in Canada, where HPC has never been heard of. Property only goes up. (Except for some of the houses I've been looking at for over a year that are now shedding 10 to 20 percent. But Canucks don't talk about those!)

More importantly, I've just witnessed a near total eclipse of the moon. Awesome (as in awesome before it became overused). Puts HPC and all our troubles into a different perspective...... an enlightening moment. mellow.gif (that smiley is meant to mean "mellow". Yeah, really.)

That is what happens when you give a greedy imbecile with vested interests the platform of a television interview; a self-centred sadistic display of Hurt Feeling Syndrome.

Her argument smacked of emotion rather than reason; no sober analysis of all the salient facts such as the credit crunch, credit default swaps. mortgage rate resets,monoline insurers, inflation etc.

Allsop has played a very prominent role in encouraging people to panic-buy property without ever giving a fig for financial restraint. The result? The nationalisation of Northern Rock, the government's finances in disarray and the tax payer having to provide the burden of financial guarantees.

Nice one Krusty. And you accuse us of being irresponsible.

Your constant talking up of property has caused misery for millions and has seriously unbalanced our economy, exposing us all to the inevitable fallout. The only reason you're splashed across the media is that there are quite a few people in Britain even stupider than you are. Property has not, can not, and never will go up forever.

Insider trading? Heavens above, she is clearly talking out of her ar$e. She clearly has no idea of what insider trading (or any other type of market manipulation for that matter) is. And the incinuation that sites like this one influence markets through hyperbole and fear smacks of utter hypocrisy since she's been hyping the market up for years. Being so blind to this forces me to concur that yes, she is a "thicko" of the 1st order.

I am deeply disappointed in David Cameron for entertaining this vociferous ignoramus. Suggest to me that he's exactly the same as Tony Bliar. All spin, no substance.

Wonder where she gets the idea you need a 20% crash to make money on STR from.Well I sold out in 2006,whence the market has been broadly flat in the East Midlands.The only forward momentum in my assets position is from the STR fund,it was at 286K in January 2006,it stands at 318.5K at the end of this month;a modest gain of around 5.5% per annum as the money is invested in cash savings.If I still owned the house it would be still at 286K.Interestingly enough the flipper I off-loaded the property to on 31 January 2006 has just flipped the property .The property was sold for what he paid me for it,despite the passing of two years and the expensive makeover.

My decision to STR has become a lifestyle choice.Kursty mentions we would all love to take a year off and not have the responsibility of a house.I have only realised since STR what a slave you are to the b****ds in time and labour and what a money pit they are.My rent (sharing with partner on a studio)is one half of £55.25 per week,rising to £55.60 per week from 01 April.It is cheaper to rent something small than live mortgage free owner occupier, period.The average home steals £4000 per annum from its owner.The average spend is £2000 to cover maintenance and a further £2000 is spent on upgrading(an essential requirement if you want to shadow the HPI indicies in an ever improving market.My rent ,meanwhile ,is a half of £2873pa.

I accept that I will buy back sooner or later,but when I do the forward momentum in my assets postion will stop dead,as I spend what I earn.Taking two years out has enabled me to cut down on work and bring forward early retirement plans.Unfortunately it is everyones duty to be chained to a money pit to keep the economy running.We don't want everyone doing a crashmonitor and living on Easy Street.

In the past few days I've begun to atone for my private failings with my friends, my clients and my entire family. The remorse I feel will always be with me. Words cannot describe how grateful I am for the love and compassion they have shown me by those who listened to my bullish pronouncements, lost money, and are still willing to speak kindly to me.

From those to whom much attention was given, much is expected. I have been given much — the money of my clients, the faith and trust of the various readers and viewers of my media appearances, and the chance to lead them through a long property bull market. I am deeply sorry I did not live up to what was expected of me.

To every British person, and to all those who believed in the lies that I have told for years, I sincerely apologize. I look at my time in the media spotlight with a sense of what might have been, but I also know that as a media guru, I and the remarkable people with whom I worked have inspired a great deal of property buying.

Now that the market has turned, there is much more to be done and I cannot allow my failings to disrupt good people's work of rebuilding and restructuring. Over the course of my life in the media I have insisted, I believe correctly, that people, regardless of their position or power, take responsibility for their conduct.

I can and will ask no less of myself. For this reason I am now publicly acknowledging that the property bull market was a sham, especially the last three to four years of it. I will be leaving the glare of media attention, and will henceforth decline all media interview requests.



I go forward with the belief, as others have said, that as human beings our greatest glory consists not in never falling but in rising every time we fall. That happens to great and enduring people, but it may or may not happen with the UK's property market. The boom we saw was unprecedented, and it may be followed by an unprecedented collapse.

As I leave public life, I will first do what I need to do to help and heal the financial situations of myself and my family, then I will try once again, outside of property, to serve the common good and to move toward the ideals and solutions which I believe can build a future of hope and opportunity for us and for our children.

I hope all of Britain will join my prayers for those who heard my misguided words, and bought property in the past few years. Those sad homeowners and debtors will need your paryers as they negotiate a difficult market for some years to come. And I thank the public once again for the privilege of having garnted me so much attention, and allowed me to profit by my wrong-headed pronouncements.
