Full Version: What Does It Take To Sell A House In Lincoln?

I have a top end house that's been on the market for over two years now -very few viewings and no offers so far. I've switched estate agents and the second has been as useless as the first.
Can anyone give me an insight to whats going on in the area, or maybe a link to some data -I don't live there anymore.
When I look on the web it appears that my property is very reasonably priced in comparison to the competition -maybe I need a reality check.
Maybe someone has had some success selling their house in a less conventional manner -I'd be interested in any stories.
I'm hoping to get some constructive help here, but any responses -positive or negative- are welcome.

Glad you posted that one because I have been wondering wtf is giong off in Lincoln. From the roundadout at the A46/newark road junction its 'Build build build'. A trip that I do quite regular, and being on the bearish side I wondered if I had got it right. Where in Lincoln are you, up the hill or down ?

Forestfire, by high end do you mean in the £400k category, and is it one of the ones just off Newark Rd? Blackhorse/Woodcroft/Blackthorn etc?

If so these are all £50-60k dearer than houses of the same size in Newark

I've just sold in Newark and am looking for somewhere in Lincoln but will probably rent for a while

Bellway Homes on Newark Rd, Near Pennalls garden centre have been advertising 110% part exchange and a sumer sale! I'd wait a little bit before buying too.

Someone from MSE (Gorgous Geroge) has just bought one of the Bellway ones for £200k in the sale, down from £230k. I guess the HPC is called a sale now then.....

I've noticed that prices in Newark are much lower than Lincoln.

What are the main reasons for this. The houses look very good for the prices.

The Schools in Newark are all atrocious. The main comprehensives are all sub 40% in terms of achievement with poor Ofsted reports. Most of the Lincoln ones are around 50%+

The house I sold was on Fernwood. Quite possibly some of the cheapest houses in terms of £/m2 in Britain. But development still not complete (so developers offering huge incentives/discounts on the new houses) 7yrs after starting, promised school rescinded and the eventual business park opposite all held back price growth over the last few years.

From 2001 to 2008 my house went up in value by about 45%. Not much compared to national average.

Renting now in Harmston. Watching prices there's one or two starting to wake up in terms of price.

One 6 bed on Newark Road in Hykeham just dropped from £485,000 in Feb to £450,000 in July to £399,000 now.

What's the latest news on Lincoln area. Anyone taken the plunge and bought? What are house price trends? Still worth waiting until well into next year? I'd appreciate any views.
