I often find it useful to focus on a particular Building...
THE MET COMPLEX, Tower 1, at 21 Carlton Street, is as good as any.

Here you find a 2BR flat of over 800sqft (balcony not included) :
Price about C$250,000 for a 7th floor apartment,

That is: C$325/SqFt, or about Pds.125/sf, which is only about 20-25% of the price
of and equivalent flat in London

Approved, Sales - 2004-10-16

60% sold and construction is expected to begin in Spring of 2005.

CHANGING THE AREA??,
That's what they are hoping for:

"the development of this corner is essential to cleaning up the roving youth problems in this area. it's an unsavory place to walk through and to think it's just a few blocks from time's square...er, dundas square. i know that street youth is a problem that needs to be addressed but if we're trying to impress tourists, it's time fix up the Yonge St from Dundas all the way up to Charles. unless we're looking for the tourists to say "oooh, honey, canadian street scum. get out the camera."

AND that may help explain the attractive price

HERE'S SOMETHING Negative:

The onsite Agent told me that Rentals have fallen by 5-10% in Toronto
over the past year or so

Why have rentals fallen? Toronto is a great City, has some problems, but im sure they're working on those. There is also a lot of redevelopment going on I think? Thought it was very good in winter, ice skating outside in the City centre! woo. Not as fashion savvy as Montreal, but still good for shopping.

G.,
"Why have rentals fallen?"

I am not certain of the reason for that.
Could it be that investors have bought so many properties that supply
has overwhelmed demand?

I am less keen on this market after this morning.
Still on London hours, I woke up early and went looking for an Internet Cafe.
I found one a few blocks from my hotel. Open all night, the place has a special
rate, $10 for all night. Apparently, some young people, who dont want to use
their funds to pay for a hotel, pay the $10 and sleep in the big comfortable
chairs.

Unfortunately, they are here illegally. The police have just arrived enmass,
about 8 cops all at once, dressed in yellow jackets and wearing bicycle helmuts.
The are checking the backgrounds on some of the youngsters here. They were
surprisingly polite in dealing with some of the surly youths here, who are
mostly rude and arrogant. Before they arrived, I asked one young girl if she
would mind putting on the headphones ot ar least turning the sound down.
Her response was, "So do you work here? Since when?"

Amazing arrogance. My feeling is that this is another young child raised in
a home without a father, never knew discipline.

The sudden arrival of the police, has kept me from insisting on my money
back and leaving for another cafe
