Hi All

I currently let out a back to back in the berkeleys in harehills. I have heard lots of talk over falling house prices in leeds over the last 2 years but all i have seen is increases. Local estate agents have 2 bed back to backs in the berkeleys and strathmoore streets anywhere between 85,000 and 100,000.

Does anybody have comments, news, info on where houses prices are likley to go in this area in the next 2 years.

The majority of Harehills seems to be private rented accommodation, I have been watching the prices on and off for a while and haven't seen any growth or drop in ages. Leeds 15 (which I watch a little closer) has also remained the same for a while...bungalows have even gone up in value as there are very few coming up for sale.

Not sure what the market is going to do in Leeds atm, because no matter what reports and stats may say nothing seems to be moving one way or the other and sales are still happening.

There are fewer sales in Harehills at the moment and it looks like prices may have dropped a bit over the past few weeks but the 2 bed terraces are still selling. One local EA in Harehills has started offering 5% deposit paid incentives on a few, which could be seen as a way to address the mortgage crisis or as a sign of trouser papping panic.

Home.co.uk think house prices in Leeds are up over the past year (apart from flats obviously!).

Prices are going DOWN! No 2 ways about it, especially in areas such as harehills (with due respect)....

You might want to wait at least 2-3 years before you start seeing the bottom of the markets but even then you might find it difficult to get onto the market even if you want to.

Check out http://www.eddisons.com/. I've come across property from harehills on here before and for you might even be the best place to pick up a bargain in the future.

My impression from looking at RM is that asking prices are indeed going down ..... maybe not as fast as some other areas of the country though.

achoievable prices for rented terraces in another landlord part of leeds are already, in practice, 50%+ down. O fcourse there is stalemate as sellers don't want to accept this, but those that HAVE sold most recently have been big drops from 2 years ago.

I may be wrong, but I think same thing will happen in Harehills. 100k for a 2 bed house in a high crime inner city area? Having a laugh. Halve it.

Prices are dropping in Harehills but not by 50% yet. There are hardly any houses selling but a few 2 bed terraces that would have sold for 90K last year have sold recently for around 75K.

I suspect that Si1 has never even been to Harehills let alone lived there .... it isn't the poshest of places but it is not a "high crime" area. At 75K A couple can easily afford to buy a 2 bedroom house in Harehills, which must be better than living in a newbuild studio slave box, and they rent out for around £375 - £450 pcm.

In top 5% of most deprived areas in the UK, still a major hot spot for crime in Leeds.
I lived there and worked in Jimmy's a few years ago and as with many places it is full of lovely people but I personally think it will suffer huge drops. I remember some of the through terraces fetching £15k and next door to the 5 bedder on Coldcotes I lived in went for £36k. The above suggestion of £50k is probably about right for 2010.
