I have just sourced a 2 bed room flat in Wishaw Scotland that is newly refurbished costing me £45000!!

It rents out at £375 pcm

Yield is just shy of 10%!!!

Scotland is the way forward people!!!

ps. even if there's a crash...who cares as I still make profit every month from high yield

You can still get 7% or 8% rental yield (pre expenses) in many parts of the UK. Wishaw is just one of them. Wouldn't want to live there. Think very carefully about how you will manage such properties. Some of the costs for repairs etc. will be much the same as a £200k property elsewhere and will quickly erode into the rental. (Appreciate you have said your flat has been refurbished ianb78, so you should be OK for a while.)

If you like Wishaw you might also like Blanntyre. You shouldn't be too far shy of 10% there either.

The GSPC website is a good place to look if you are interested in Scottish property. Remember the Scottish legal system is different than for England. Also remember that property with O/o price of £100k will not be picked up for £100k or a little shy of that. That property will likely sell between £115 and £135k. You have to do your homework to see what it should go for.

Just had a look on primelocation. Cheapest 2-bed flats are £95k with rental around £5400pa gross which is a good yield for these days but more like 6%. Have you actually completed on your place at £45k?

No offence but Wishaw's not the choicest of locations in Scotland. There is a good reason why property is cheap there after all. Are you renting to people on housing benefit? Otherwise, I can't imagine what tenants you would find in Wishaw because it's cheap so most people can afford to own their own place unless they're unemployed or have a patchy credit record. Certainly don't envy you being a landlord there anyway... hope you're using a letting agency or live close by and can keep an eye on the place.
