Full Version: Stable Overseas Markets
House Price Crash forum > Investment > Overseas property investment

Just wondering where people think is looking good for investment in about a years time? At the moment lots of markets seem overvalued - UK, USA, Spain etc. Whilst I think there is good growth potential in some markets such as Morocco, I am not sure that it wont turn into another Spain or Dubai, with a huge oversupply of property, sold primarily to overseas investors as holiday properties.

I have a development company over here at the moment but feel that there will likely be hard times ahead. I would like to move abroad to do a similar thing for 2-5 years. The main problem is trying to locate somewhere that is not currently in a bubble but has a healthy market. I think Germany has good prospects in the long term but am not too sure about it from a development perspective. I keep on getting very mixed messages about Canada , some believe it will do well, some believe it will fall over the next few years?

Operating in a rising market would obviously be great as that increases profits, but wouldd be quite happy to find somewhere that is stable and where sales would take a month to find and owner, not years! I would prefer to be aiming properties at the local market as I feel that these will be more stable. Any ideas or info as to where to look for more info would be greatly appreciated.

Thanks

Italy is great if you want a holiday home.

There are strong local markets in some areas.

Perhaps Ligurian coast flying to Genova, or on the other side near Ancona.

If you want a city try Lucca.

None of these places are cheap though.

It all depends on how much cash you have to use on deposits. Romania is slightly risky but can see returns of up to 40% per year. Czech Republic is a good solid market and is now seeing growth of around 2% per month. My favorite is Poland, though. Excellent returns on 3rd tier cities and 10/90 payment terms, if you can sniff them out.

You really are a very angry little man arent you? Iv bought in Romania and have already seen growth of over 40%.

To be honest I couldnt care less what you think. You have obviously lost money somewhere probably Bulgaria or Spain. Grow up and learn how to type properly.

I gained 600% percent in Romania.

But I know the country very well whereas you do not have a clue about it. So stop advising people when you do not anything about anything. You invested in Brasov thinking that it is commuting distance from Bucharest. This says everything about your profound ignorance.

Now there is no way to gain 40% in Romania, prices have been aligned to the EU.

Clowns like you defeat the whole object of forums; I imagine you were bullied as a child and are now hiding behind a login name. Its pathetic!

I was advised about Brasov and Bucharest months ago by someone who has made a lot of money out of the market. I doubt people are going to rush out and invest their savings on Romania just because I suggest it is a good investment. And I never said it was commuting distance, if you read back through our posts it was you who started to mention that. Finally; I didnt purchase in Brasov, it was something I was looking into. I am going to put my money into charity instead and help people with anger problems. Give me your address and Ill send my donation round.

Cataract,
It really does seem such a shame that your bowels are suffering from irritable human syndrome. Go away somewhere where you have invested your money - or have you? Please allow the remainder of us to spend a few enjoyable moments reading others thoughts and intentions and contributing when we feel we have something to contribute (other than bile and negativity that is) I'm sure there will be a viper or two in your chosen land to keep you company.

Germany should be at least studied given the criteria of the first post. Sicily also.

It is a difference between "has made" and "will make".

But I guess is too subtle for people like you.

I spoke to someone (independant) about the Romanian and Brasov market at the weekend. He tells me that many parts of the country have seen growth of 400% already but there is still plenty of money to be made. He is now investing in Brasov himself (for the first time), despite missing out on the original growth.

I guess anyone reading advice on here does not take it as fact but as opinion. There are obviously people pushing their own services and some idiots who think they are always right. Fact is, this is a forum and debate is encouraged.

Eastern Europe and Holiday countries are overdone.

Good save bets:

* Germany
* Japan
* Hong Kong

Property has moved here against the global cycle.

Hi there,
I think Italy could be an option. There are some regions that are unspoilt and have a great potential. One of them is the Abruzzo region, very easy to get there cause there is a city called Pescara that have an international airport with daily flights from london, germany, spain etc, also is the only region in Italy with 3 national parks, and it offers outstanding sea mountain panorama. Me and my boyfriend are thinking to relocate over there where he wants to start some new developments on the coast. I know that the burocracy is a bit of a problem there but with a help of a good solicitor and estate agent we are getting thorugh all the problems. Actually I found a very good company in Pescara called Realinvestment www.realinvestment.it www.abruzzorealinvestment.it they deal even with foreigners that want to buy houses over there, they are very professional and also they have a good team of spoken english solicitors, estate agents and they are helping us a lot. I dont know if what i said could be helpful, I hope so
Take care

Catara speaks sense. Romania and the rest of Eastern Europe is yesterday's news. Today’s news? Well, that would be global depression.

Pretty much every property market worldwide (and for certain the ones accessible to those in the UK) will see prices fall.

Is this a joke post? Romania....Poland..... Haven't you heard, nobody wants to live there and as soon as the cheap labour jobs disappear in the UK all that UK wage money channeling over will freeze.

I hate it when people have to be so mean to one another!!!

I suppose everyone is trying to survive the best way they can.

As in my post concerning the Turkish market, and any other market for that matter, you have to go and do your own ground work. It is great getting insight from everyone but at the end of the day you are the mover and shaker (excuse the cliche).

What will happen during this global depression is anyone's guess. Trying to predict the hotspots before they become the hotspots is also a difficult venture. However, relying solely on others is not a good plan.

It seems to me that those who truly have made a lot of money on the property market don't necessarily shout about it they just get on with it.

Upward I COMPLETELY agree with you re the vocabulary used by some people on this site...quite unecessary as personal insults just detract from the point the user is trying to make. I appreciate facts and opinions based on EXPERIENCE not offended ego!. It is really hard to take some of these people seriously when you see how they communicate. I am told that this is called "flaming" & quite habitual amongst teenagers???? On my lord...do you think thats what they actually are???????;_)))))
