Hi All,

I was wondering if German property owners (especially Berlin owners) would like to help us newbies to the German market by providing information on the following:-

1. Where exactly in Germany did you purchase and why?
2. When did you purchase?
3. How much did you purchase for and how much is it worth now?
4. What type of net rentals did you receive and what do you expect now?
5. What is the current medium price and market rental return on the location of purchase?
6. What type of investment did you purchase whether it was land, unit, or entire building?
7. Which reputable Agents did you use?
8. Which reputable Solicitors did you use?
9. Which reputable Lenders did you use?
10. Which reputable Property Insurance companies that protects investors from things such as property damage and rental loss did you use?
11. Which reputable Property Management Companies did you use?

Also maybe elaborate on the process, pricing, quality of service, etc.

I hope I am not asking too much, but I think this information would be very useful to allot of us.

I would advise you to purchase German Property Fund. They have the right answer to all of your questions.

Otherwise I do not think anybody will give the information you want for FREE.

A German fund is a good safe way to get exposure to the country. There are however other ways. I have an investment account (power of attorney and escrow) with two companies operating in Germany. When I have the time I'll even have a little punt personally. Germany has been good to me and the market is still a little shakey, in some areas marking time and in others burgeoning. It has enormous potential but that's all it is potential - it is too early in the recovery to predict it will be as sustainable as the lengthy British cycle.
I certainly do not give advice for nothing -I too must make a living.
If you are a serious seeker you will find the two companies I use quite readily in the other German property topics on this site.

Ive just had an email from a Bank confirming a repossesed block of flats Id offered on has been accepted.
Buying from a Court auction means I cannot backout!! I assume the email is correct.

The OP wants some ideas so I will share why I bought this block.

Firstly the existing tenants produce a 10% yield.
The town is called Penkun a few km from the Polish border. 15 miles away is Polands largest port - and 7th largest city where the massive 'Galaxy Centrum' shopping centre has opened. Poles have been buying in Penkun as thier own prices have shot up.

THE LARGEST BIOFUEL REFINERY IN THE WORLD IS BEING BUILT JUST OUTSIDE PENKUN. Nawaro AG is the operator of what will be the world's most productive biogas power plant.

As a result and following years of economic strife the area's rents and prices should rise. The benefit of bieng located near to Polands biggest port should also factor here as will the general recent uplift in German econmic outlook (Germany's top 5 economic institutes all agree the outlook is very positive - until now they have been more pessimistic).


If anyone is interested I am considering (nothing definate) selling - on some of these properties to release capital as I dont really need this many. Our valuers have told us we can expect between £11 - £15,000 for individual properties dependant upon size and existing rental contract.

I think the influx of workers to this region make it a fairly safe bet. I think investors seek safety and are getting spooked by Global warming so I forsee a flight to cheap North European property.
