Hi everyone,

I would like to get your opinion on the Sahara Beach apart hotel suites in Saidia.

The development is from Property Logic, the same people behind Le Jardin de Fleur. It is a 5 star development, facing onto the beach. All units will have views of the med. There will be 3 lagoon swimming pools set in sub tropical gardens with numerous other 5 star type facilities.

I have been offered a 1 bed suite for pre-launch price of £81k. Rentals will be managed by the hotel operator and profits will be shared on a points basis, so it is a hands off investment.

My only concern with buying in Saidia is the sheer size of the place, as I believe you will need car transport to get around the site, and this will put alot of people off, especially the wealthy types who are looking for a quiet secluded hide-away.

Your advice is welcome.

Boom your comment re wealthy types wanting a hideaway; I agree some will do so Saidia wont be for them, however this doesnt mean there wont be plenty of others who do want the depth of facilities this resort will offer.

Hotel suites - on the face of it quite a good investment although many rooms seems to have limited side on sea view.

yes agreed. It is the old story of not letting personal tastes affect your investment choices.

Has anyone else bought into this development. I have recently been sent the contract and want to know if anyone has managed to get any contractual changes agreed?

I went with La Plage at Lixus. Lixus will be a lower density resort and more upscale than Saidia. La Plage suites are all ocean facing, absolutely front line; full managed property investment with a guaranteed return

But...i also bought on Saidia : )

Hi,
I am looking to invest in morocco and this site (sahara beach RT6) looks really good. Given that I am late in the game as this has been around since march - is it worth me looking into it or will all the good deals have gone?

I shall be buying about 10+ of the units at Sadia as I believe they are fantastic value especially when you consider the guaranteed rental return and the PROFIT share.

I think I will be able to move them on to a sucker at double the price as there will be so much money easy slushing around the european domestic market that it will need to find a home.
Plus a think people will buy without seeing what a shitty windswept beach it is or realising that once there you are totally trapped and likely to be bored as hell unless you actually enjoy getting skin cancer.

Oh ...check out the bomb situation, they are always useful for maximising returns.

not sure how to take this post, you seem to be pretty happy that Saidia is a place where you feel you will make a healthy profit, but at the same time you don't feel that Saidia is a place worth visiting, is this because you see Saidia as pure investment venture and don't think it will be a long term success, or are you familiar with Saidia Town and the surrounding areas. could you please clear this up for me.

I have but my preference would not be a hotel style investment.
I'm a very cynical and often negative person. My disposition defaults always to suspision whether it's someone trying to sell me a 'web prescence promotion' or yesterday a franking machine which I automatically assume is a con (printer ink at £145 per throw - apparantly 'no one else ever asks the cost of replacement ink'!).

Even with my pessimistic insticts I have invested.

Trust your own instincts. Mine tells me Saidia is a one off that will appeal to a lot of people in a way other developments cannot.

Try thinking as and end user. Compare the facilities at Saidia to anything anywhere - see what you come up with.

Try and think about why end users might come in winter. For me it is essentially an upmarket version of Centreparcs with sun, beach and marina on a breathtaking scale. THIS IS THE CRUCIAL USP SO MANY PEOPLE DONT RECOGNISE - thier loss.

I have been looking at Saidia for a very long time now along with the other Kings resorts and have invested here, I've been very impressed at what I've seen first hand at both Saidia and Port Lixus, I agree that Saidia will be a hugh success when the complex is completed and the site has been established, what I hope will happen is that we will soon start to see the Moroccan government start to promote this site internationally in the media, but I guess this can't happen until the site is fully operational, this is when all the doubters will wish they had taken the plunge. But I guess this how shrewd investers make their money and others just make excuses not to do so. I think Picnic might fit into this category
