I have just bought off plan probably the best new developemnt in Almeria
near Aguilas
Golf but close 100m to beach & village and very good for all year lets which is good for Spain
Ready circa Jan 2009 all permits & bank guarantee for deposit
Apartments start from 177.400 €
released Jan 2007 so I have bought in Feb very early via my connections

I reckon Spain will go nowhere for a few years until inflation eats into those prices.

CEE is where the future growth is.

I have some questions:

- if the market cost of apartments in Jan 2009 will be say 150000 Euros, are you still planning to close? In Florida this is the current dilemma for thousands of investors
- do you plan to use the apartment for yourself or to rent? If you plan to rent, do you think you can get more than 6% ROI per year, after taxes, cost of utilities and maintenace fees. This is about 11000 Euro/year which is not negligible. If you plan to use it yourself, then it is a good investment.
- what happens if there is a market downturn in Spain and the builder goes bust? Are you ready to wait year till the possible trial to get your money back?

Yes I am an agent..Chartered Surveyor and also investor putting my money where my mouth is !!!!
This purchase is to let and being 100m from one of the best yellow sand beaches in Spain it will be very good for summer [inc Spanish as the location is very popular with them] and winter as it is on a new golf course where tenants after golf and a few drinks can walk to rest & bars Also good walking country With good management I expect above 6%
Worth a look but only for serious investors who can appreciate a good location

"Good investor" means anybody who does not dear doubting Spanish market??

Lots of agents are badly burned by property prices in USA now so to be an agent does not make any difference.

"money not at risk" -tell that to the people who have bought off plan in Spain over the last few years and are now desperately trying to get their money back

Anyone who buys in spain at the moment as a investment is at a high risk of a nervous break down ...I have a lot of friends who are trying to sell and return to the uk,,,,,,some for over 2 years,,,,,,,One has sold [near Alicanti ] a few weeks ago but at a loss of 40.000 euros over 2 years [ paid 23.000 new build,,,,,,, sold at 19.000 with all furniture and they hade a pool built 12.000 euros so the loss was more like 60.000euros ........The problem stretches from Valencia to Marbella,,and its not just over building [ its a lot deeper than that] corruption and lies in high and low places have upset a lot of big time investers they will have there revenge ,,,,,,,It looks like it just about to kick off [ ITS DEEPPPPPPPPPPPPPPPPPPPPPPPPPPPPP ]

I wondered what had happened to you paul/sally. You have to question people who claim to have lived in the Costa Blanca for a couple of years but spell Alicante with an I (Alicanti).

You especially have to question somebody who pays 23,000 for a new build. It must be in a really shit place and hence why they couldnt sell it or of course it is just BS (sold for 19,000 with furniture!!!). By the way if they sold for 19,000 and had paid 23,000 with 12,000 on a pool then they would have lost 16,000 which is nothing like 40,000 or 60,000 as you stated.

As I have said before "you always get what you pay for". If you think you can buy somewhere for 23,000 and then sell it on, think again.

Spain is going tits up, but a new build for 23,000? What was it a static caravan?

And Adi is right. It is Alicant or Alicante. Mind you there are thousands of Brits on the Costas who can't spell Alicante so Paul and Sally aren't alone.

Its strange with the Costas because Property has been kind of crashing there for 2 years now. Prices have remained static but for instance where I have a place in Spain there has been a sudden upsurge in demand from people living in Northern Ireland who are know finding Spanish Property has suddenly become affordable. They are either MEWing or they have sold up and using their equity to buy retirement villas. So the market has crashed in the sense that prices have become affordable for those who live in areas of Europe were HPI has boomed recently.

The reason in my opinion prices will remain pretty stable in the Costas for the next 10-20 years at least is that the area appeals to Northern and Eastern Europeans. When prices start to crash in the UK the void will simply be filled by Germans or Dutch, Swedish or Russians all of whom have large numbers emigrating to Spain. In the late 80's the British holiday home in Spain boomed and when the UK economy faltered in the early 90's the Spanish Property Market was full of Germans, when their economy weakened the Brits took over and so the cycle will continue.

Do avoid Torrevieja though if you are hoping to resell your house at some point. This was the town where shoebox villas were going for £40k but because the land is flat around Torrevieja they built about 100,000 of them. Because they were being advertised heavily at every property abroad fair and marketed to every Chav, Dole Cheat and lower class ASBO neanderthal in the UK you ended up with areas of the town that resembled UK Council Estates. Families moved there and took their criminal kids with them and local crime escalated. Unforunately caught up in it were a few innocents who perhaps thought they had bought a bargain. These are the ones bleating now that they cant sell in Spain. In the UK it will be the same scenario for those buying new build flats for £100k in cities like Hull or Stoke-on-Trent. Looks cheap in the glossy brochures but the reality is you are surronded by shite.

That was 230,000e and 190,000e........Alicanti...Alicante ....only you would pick up on that....It was a 11 year old, i have hert my hand.........I hope the market dont crash more because of it

Adi, as we discussed before, only time will tell. The good thing in Spain (and almost everywhere else) is that there is no hurry and no pressure to buy because it is guaranteed that the prices will not increase over inflation for at least the next couple of years. So people can take their time, see places and decide which one they like most. Or, if they do not want to buy, there will always be tons of rental properties at very decent prices.
