Has anyone out their who has paid their 40% deposit to purchase a property on P.G.B.R received there bank guarantees YET! or am I the only one being strung along with excuses after excuses. Any one asked for their money back

I have also purchased a flat in pbgr. Same boat as you with the guarantee and i am still waiting. So far have paid the 40% and will wait to see what happens. I think that there is some progress towards construction.

Am not really sure how valuable the bank guarantee is in reality.

I got this email from my agent today.

Dear Fip,

As you maybe aware many clients are now receiving their personal bank guarantee for funds, these funds are held by Banque Populaire in Morocco.

We expect to receive a copy of the building licence early next week; a copy will be posted on the developer’s website once received.

All outstanding reservation payments need to be received by Monday morning in order for reserved prices to be held.

We can confirm prices have increased as detailed below.

New prices:

2 bed/2 bath ground floor apartments: 1,270,750 Dh (£76,551 @ 16.6 Dh/£)

2 bed/2 bath penthouse apartments: 1,458,600 Dh (£87,867 @ 16.6 Dh/£)

New payment structure:

1) 16,600 (£1,000) reservation plus handling fees

2) Balance of 40% deposit plus agency fees (4,640 €) on contract

3) Remaining 60% on completion or by mortgage

Hi, I was one of the first to reserve on this development when I was an investor, now im an agent (advising to avoid confusion).

As for bank guarantees I can confirm these are now being sent out as I myself received mine on Monday this week.

Prices apparently have gone up by aprox 10% at 5pm today
