I wonder if any ones has any views on them?

I see the deals they have and quote discount prices etc. But to me their fees seem massive.

Their current deal has a finders fee of close to £5000 on a £110k flat.

Thats a hugh wedge of my small capital.

Am I just a cheapskate?

I have dealt with them a lot over the last year or so. I have found them to be excellent on every scale. The fee's are quite high but that gives you up to 2/3 years support. I believe they dont take a chunk of money off the developers and work soley for you.

When you are looking at a deal, make sure you view the legal documents, they are usually airtight! Something essential in my opinion.

Fee's are a pain but Id much rather pay 5k to someone I can rely on.....

Ive used PS for a property in Warsaw.

Very happy with their service so far.

As far as I know they dont take a fee off the developers so their prices are genuine local prices. Although their fees are high, they generally negotiate a discount for their clients.

Good info on their website too.

I subscribed to them because of their critical reporting of property markets. It kind of destroys their impartialiity though when they keep promoting deals, maybe they are just knocking their opposition ?

They are a business like any other; surely?? Im happy with the way I was treated and will certainly buy through them again...

Totally agree they are a business. My problem is I thought their business was due diligence and critical review of property opportunities. Its not ....they are an EA ..too much of a conflicting interest for me

I dont really trust any EA/ developer/ Agent especially those operating overseas. But PS are by far the most genuine I have met. Their discounts appear real. The unit I bought is being advertised in Polish at a fair bit more than I paid.

Its the agents who charge no fee and get paid by the developer are the ones to avoid like the plague. Mark ups of 25-30% against the local market are not unheard of.

Why don't use use Polish company though?
I reccomend CEE Property Group www.ceeproperty.pl (they have web site in English us well).
They advise and help in the investment decision and go with you through the whole process. Their offer concerns only the most interesting localization with high potential of growth on the couple of local real estate markets: in Warsaw, Cracow, Lodz, Poznan, Wroclaw and at the seaside. They have better conditions than Property Secrets and fees are below 2 000 GBP!!!
