Northern Cyprus off plan is £30k for 1 bed, £50k for 2 bed. It has a similar climate to Northern Morocco and similar flight times. Does anyone else think that Northern Cyprus represents a better investment option than Northern Morocco?

I think the problems of land ownership between Greek and Turkish Cypriots has obviously kept the market depreseed. However, this presents a great investment opportunity. The properties and land title that is under dispute is the land that was owned by Greek Cypriots prior to 1974.
However, there any numerous properties with titles that were owned by Turkish Cypriots prior to 1974 and these titles are recognised internationally as well as by the southern cyprus government.
So with property prices at half of the south and a third of spain, with airports opening up, as long as you buy with care and have a good solicitor, I think Northern cyprus offers a great investment. People who have been there say it is a truely beautiful place and the locals have a reputation as amongst the friendlist, welcolming in the med.
The Turks are under enormous pressure to open up direct flighs as part of the requirements for EU entry.
Does anyone agree with me that this could be the time to jump into the market or do you believe that the problems of the Greek Cypriots claim on some of the land will keep the market permanently?
Title deeds in N Cyprus
Foreign and Turkish pre 1974 titles:
TURKISH FREEHOLD TITLE pre 1974
Land owned by a Turkish Cypriot prior to 1974 with undisputed title.
FOREIGN FREEHOLD TITLE
Land owned by non-citizens (eg. British) and purchased prior to 1974.
Exchange (Esedger) titles
This is land owned by a Greek Cypriot prior to 1974 and abandoned when the owner relocated. It is normally now owned by a Turkish Cypriot who fled from the south, and who has lodged the title deed to his former land with the Land Registry in exchange thereby waiving his/her ownership rights to his land in the south. The land in the south is generally now far greater in value due to the rise in prices.
TMD or Tahsis
Absolute Possession Document (Kesin Tasarruf Belgesi)
This is land owned by a Greek Cypriot prior to 1974 and abandoned by its owner. The land was re-possessed by the TRNC government and has been granted to Turks or Turkish Cypriots normally in recognition for services and on a points basis.
Government Leasehold
The TRNC Government owns the freehold for this land. Long-term leases can be granted for 49 years with an option for a second 49-year term. This type of title deed is used mainly for tourism investments. Leases can be transferred directly or via a solicitor upon application to the Ministry of Interior. For example, all the houses in the picturesque village of Karmi are leased to foreigners.
Without TRNC Deeds
Land or buildings belonging to a Greek Cypriot prior to 1974, for which no title deeds have been issued are sometimes offered for relatively nominal "goodwill" sums.

Properties in Northern Cyprus have been sold in the British market for quite a while now. Boom or Bust has explained the Title situation clearly. The obvious thing if you're interested is to go with new build on Turkish Freehold Title land and to make sure that you use a very good lawyer.

How can you quote Morocco and N Cyprus as similar flight times, I dont know if you have been to Morocco but I have it takes 2 hours 30 mins to get to Tangier, N cyprus as I remember takes just under 5 hours thats almost double the time this makes a huge differience.

N Cyprus I consideredat quite some legnth, but for me N Morocco has the investment edge primarily for 2 reasons;
1) The flight time from memory is at least a third less. Spain became the number one magnate for Brits due to its close proximity and long sunny season. N Morocco is blessed with this same attributes.
2) The giant Government luxury resorts have no competition. All in one mega resorts including many (11 for Saidia) hotels (bringing free exposure), a huge and top end array of sports and leisure facilities, multiple ON SITE golf courses, a large sandy beach, modern very large marinas etc.
Point 2 will vastly expand the rental season - in fact I believe this will be one of the only year round tourism prospects available. If you like a giant luxury Centreparcs with sun. Centreparcs draw year round trafic yet the hotels nearby are empty off - season - the same principle applies to the Moroccan Government tourist sites.

Why would anybody buy somewhere where you need a lawyer to be sure you can take possesion?
This is completely crazy! Has the Earth run out of places to buy? Only British people could enter such complications...

Notwithstanding what you say regarding the titles ....There have instances of foreign buyers being told that their land is Turkish by developers and their associated solicitors & then these cases have been disputed.
Land titles all around the med can be complex at the best of times so why would anyone want the extra stress inherent in n cyprus? There are plenty of properties available in Turkey itself that would offer a safer alternative at a comparable price & with a shorter flight time.
The comparisons with Morocco is odd...flight times are not comparable, political & economic development is not comparable. We have properties in both Turkey & Morocco & we would not touch N Cyprus at the moment

The north of Cyprus is under occupation by Turkish troops, and is not a recognized 'state'. Most of the properties there are built on seized Greek Cypriot land and there is avery high element of risk invovled, as these properties will be returned and/or compensated for in the event of a solution.
You would have to be a complete fool to buy there.

I agree. You could very easily end up with nothing for your money, not to mention the ethical implications of investing in a 'state' founded on an invasion that was in breach of many UN resolutions back in 1974.

I would suggest that you research the North Cyprus market properly.It offers the best investment opportunities in Europe to-day.
Check out properties on offer at "North Coast estates".
I would suggest Morocco may be slightly "oversold" at this point in time.It probably will be a good investment,but along a similar timescale to Cape Verde.

N. Cyprus = currently Turkish = Muslim. Turkey trying to get into EU. Economy is set to growth. But one still gets confused between the women and post boxes... they don't move about much but watch out for the colours and the movements. Oh, and make sure you've got one of the new stamps on.

The original post was asking to compare Morocco and North Cyprus.
By the way what is religion of Morocco.I'll give you a clue...It's the same as North Cyprus...
