Full Version: Morocco Plan Azur Project - Mazagan, El Jadida

Hi All,

I was wondering when the "Mazagan, El Jadida" project will be ready for first phase release?

This looks like the best out of all Plan Azure projects and is close the largest city in Morocco. I think the demand will be very strong when this project is released.

What are your thoughts?

Mazagan, El Jadida
The future Plan Azur development of Mazagan (El Haouzia), being spearheaded by Kerzner group (Sun City – South Africa, Atlantis Beach – Bahamas) is located near El Jadida, This site includes three miles of beachfront along Morocco's Atlantic coast. Approximately an hour's drive from Casablanca, the site provides for easy access to-and-from Casablanca International Airport, which currently receives daily flights from 22 European cities. Access to the area is supported by a rail network as well.
The cost of this neighbouring project is estimated at $230 million and is expected to consist of a 600-room hotel, two 18-hole golf course, convention space, restaurants and a casino.
The site will be surrounded by eucalyptus trees and will cover an area of around 500 hectares.
Various water sports will be available along with general entertainment and a sports academy.

The project is expected to have an accommodation capacity of 7600 beds, including 3700 hotel beds.
The project is being developed by Kerzner and its local partners, Societe Maroc Emirates Arabs Unis de Developpement ("SOMED") and Caisse de Depot et de Gestion ("CDG"), they have collectively entered into an agreement with the Government of the Kingdom of Morocco (the "Government") for the development of a destination resort casino. In addition, the Company, SOMED and CDG have entered into an agreement in principle with respect to the ownership, development and management of this resort.

Ive seen the brochure, it certainly seems a very up - market project. I imagine the prices will be high.

Australian Ive seen your enquiries on other forums and just wondered whether its not better to stick closer to home? What with China and India's wealth growing the demand for prime tourist property can only soar. Im thinking the Philippines, Vietnam, Indonesia, Thailand? Keep to elevated property as Tsunami's and rising sea levels may cause elevated property to attract a premium as time moves on.

Just a thought.

Hmm, not sure really. I have many investments in Australia's boom cities. Now I want to think outside the square and look at property abroad. I have realised there are so many good opportunities, but I guess I just want to choose the right/best one. By seeking other investors opinions, most people are pro Morocco as it is an emerging market and it is good for the entry level first time abroad investor. I also have to do my own due diligence as well.

I have thought about Thailand/Indonesia, but these counties don't seem to be high in the best investment location list. I could be wrong, but those are my thoughts.

If you can tell me a better place than Morocco please feel free to enlighten me.

Brazil - Porto Dos Corais Development
Location: Located 56km north of Natal, Maracajaú is a peaceful coastal village with around 2,500 residents. The popular Ponta Negra is also located just a short distance to the south. Natal itself is located on the extreme northeast tip of Brazil and is the part of Brazil closest to Europe. Natal is the capital of Rio Grande de Norte.

Turkey - Lake View Golf Apartments

Location: situated on Tuzla Lake; only 25km from Bodrum – in the region of the Aegean Sea.

Do you think these developments offer better value than entry level Morocco developments?

Maracajau beach is an excellent area (nice beaches, snorkeling).
They are close to Natal where there will be a huge airport next year.

I am almost tempted to purchase there, but I might go with land instead of built property.

There will be many projects around Natal or Fortalleza in the near future.

Turkey I do not know, it already had 5 years of boom. The regions of Ceara and Natal in Brazil are just starting.

Morocco is good but at the entry level I have heard lots of complains, stick with the Plan Azure developments.

Dogbox - where have you seen the brochure for Mazagan? i cant find much info about this development online at all - for me this is the most interesting location of all the Plan Azur sites as it is near Casablanca

Very nice. From $10,000 per water front plot? how cheap. What currency is that in? are the agents and devleper reputable? Are you gonig to purchase one?

Yeah, right. You can buy 5 apartments in Brazil for the price of a possible apartments in Sahl Hasheesh.

I am not saying buy in Brazil but Egypt will never be a serious holiday attraction, they will be squeezed between Morocco and Dubai.

Not sure if you misread my previous reply, but i was wondering if you are going to purchase a land plot on fortim beach brazil?

I cant seem to PM in this forum.

Also, just wanted to know your thoughts on how a huge beach front block divided up into plots compare with a unit in a resort?

No, I did not purchase. The problem there is that there is a big river entering the Ocean near by which makes the water less crystal clear than desired...

There are 2 nice possbilities to purchase land in Canoa Quebrada called Riviera and Paraiso de Canoa. The water there is really excellent.

I know of another possible good deal in Turks and Caicos called Bell Sound Estates. They have $25000 plots of 2000m^2 at 150 m from the Ocean.

Unit in resort: more expensive but of couse brings you fast money.
Land: long term investment. Can either leave it like that for 10-15 years and then possibly get a huge capital gain.
Or build a house and rent it. Depends on the strategy and desired results...

Can you specify the website in reference to Canoa Quebrada?

The land plots on Fortim beach seem like a really good short term investmest as the Fide S.A. Group from Spain just announced their new Golf & Marina Resort right next to the beach plots. This new US$ 400 million project is located right next to our lot development and will include an 18 hole golf course, marina to keep your boat and a 5 Star Resort Hotel! They are to begin breaking ground later this year. As a result we expect our land values to at least double within the next year. This seems like a sure winner. Why wouldnt you invest?

The domain beachfrontbrazil.net is a private registration. Why are the owners of that website going out of their way to hide their identity and not want to be publicly known?

I worry about some of you here. A fool and his money are soon parted.
