yes Spain

I have opted to not follow the herd going to Bulagaria, Turkey and Morroco, but am looking at Spain.

Firstly, we're not talking Costas here and secondly my complete finished (includiing expenses etc) budget is £50,000.

Some sceptics out there per chance?, well I am off tomorrow and will keep you posted. To be honest, this is more of a fact finding mission etc.

Secondly, my reasons for Espana are vested, my folks live there and I know it well.

My particular target area is Ontinyent, Albaida, Alcoy etc.

However, I am not green and am only too aware of the 'this market has topped' sentiment.

I contacted an estate agent re a cheap property only to be told it had sold but:

Dear xxxxx,
Firstly may I take this opportunity to thank you for your interest in
xxxxx
I am afraid this property was sold recently, however, we have just
taken on
a house in Bocareint for 80.000 euros. The prices in spain are going up
all
the time
and there are not may properties in the price range.
Kind regards
xxxxxxxxxx

Best of luck. Get a damned good lawyer and check yourself the local council offices for debts on the property.

Back in the UK yesterday

Looked at a few areas and ended up making an offer (which was agreed) on a 9000m2 plot with cassita (which has pp) between Gandia and Albaida not far from Castello de Rugat (Valencia Region).

Originally considered a townhouse, but this is more of a 'sleeping' investment; somewhere to cook paella and indulge the 360 degree views during trips to see the folks

Now awaiting the Escritura to be sent to our solicitor (for his scrutiny) before handing over the deposit

keep you posted

Valencia eh?
The land grab issues don`t bother you a little?

Our solicitor will check to see if there are any
issues with the land at present: but as she said
herself there are no guarantees for the future.

The general consensus of opinion (as I gather through
conversation with ex-pats in the Valencia region) is
that the landgrab cannot continue indefinitely (due to
pressure from Brussels). Furthermore, an EU delegation
is set to visit the Valencia region to discuss this
very issue.

With regard to my proposed purchase, the land in
question is far away from any 'finished' road and does
not have any leccy or water.

I suppose it is like any low-medium risked investment in that you do as much homework as you can but there will allways be an element of risk there however small.

Completed Yesterday.

With taxes and fees the overall spend is less than 35K

here is a sat image of the site - it is the one with the (olive) trees.

http://maps.google.es/maps?f=q&hl=es&a...mp;t=k&om=1

It is just under 9000m2 with a small cassita on it (70m2) and this is specified in the plans (up to 90m2)

Once the new road is in from Gandia to Albaida, this should open up the area a bit.
