I'm looking for a complete turn-key BTL apartment in Berlin and wondered if anyone had used this outfit and could give me feedback? If not can anyone recommend another outfit that can provide a full service, not just initial purchase?

Thye have a couple of apartment blocks available at moment (I only one 1 or 2 individual apartments) in Holländer-Hof and Wilmersdorf, are these good areas to invest in?

Im new to this forum and like you were interested in the package being offered by Berlin Capital. Unfortunately you do not seem to have received any responses and i was wondering if you have managed to secure info from elsewhere. They seem on paper quite professional but you never know.

When I was looking for property in Germany a year ago i met the 2 founders of Berlin Capital. At that time they had their first appartment block from which they were selling property. They come accross very professional, and wanted to deliver good value for money to the buyers.

I see that Berlin Capital, www.berlin-capital.com are now offering a German Property Fund, it looks quite interesting. I got the prospectus and it is all very proffesional. Although they are not the fund managers they are just distributing it.
Does anyone think this looks like a good option for investment in German property?

I also visited Berlin and looked at some opportunities through Berlin Capital - i didnt buy anything in the end but that was more to do with certain aspects of property investment in Germany in general rather than any negative issues with Berlin Captial - in fact I found them to be very professional and thorough in their research

I didnt know about the Fund they were offering and will take a look

I've reserved an apartment in their Wilmersdorf development and am currently applying for a German mortgage (arrange by Berlin Capital), hopefully will complete within 6 weeks so will be able to report back on the whole process. Whether or not it turns out to be a good investment only time will tell...

Well in the end it was a difficult decision not to buy anything as I did feel that prices in Berlin were very low when compares to other European cities but then there are reasons for this

The main issue was to do with tennancy agreements in Germany which i found difficult to get my head round since I am used to the typical 12 month AST arrangement we have in UK - it seemed that tennants had the right to stay as long as they wanted and that there were fixed limits on how much any rent could be increased

Plus i went to Berlin as people had been telling me about 10%+ yields but when i got there it seemed 6/7% was more realistic as the market had already risen a fair bit due to huge funds buying whole blocks or even streets of flats

Of course it is possible that these issues may change in Germany and become more like the 'investor-friendly' systems we have in UK - and then for sure the market will see significant capital growth

I ended up putting some money in a germany property fund instead as it gave me access to the market without the hassle
