When you walk/drive down the street.

How many houses cry out to you to be a home. How many have a nice garden that you could enjoy the coming summer in, or the house despite its many faults, just says you. How many would would be a relaxing safe haven for you, a place to truely call home.

Every single day you must pass hundreds of them. How many do you look at and think this?.

This sentence is the reason why your analysis doesn't apply to me. I look at houses and think "what a load of over priced tosh". I can honestly say that the last thing I would want to do is buy one because I know that I wouldn't be sitting there thinking how safe and relaxing it is. Instead I'd be sitting there working out how I could afford to do anything other than just sit there and fret about how I was going to keep up the mortgage payments.

None at all, as I can only afford to rent a cramped drafty house in a street-full of cramped drafty houses slowly becoming converted into bedsits by BTL Rachman-types to cater to a growing mass of impoverished people.

If I were to buy I could live somewhere much, much worse.

My options are 'go back in time and be born five years earlier and afford a half-decent 3 bed semi with only modest financial stress', 'experience extreme financial stress buying any old crap', 'go somewhere marginally cheaper and face a huge traffic-jammed commute' or 'wait and see if prices crash'.

So, no, there's no 'temptation to buy' here, although, yes, I admit to the troll that renting is pretty dire for several reasons.

I used to think this, and pissed away a fortune on renting at the time whilst worrying.

I'll answer this one. None. I see houses that I like, but they aren't up for sale. When they do come up for sale they are ridiculously overpriced.
I didn't like renting at first, but that was because we were renting something we wouldn't consider buying as it was too small. Now we have a huge, smart family home in a good area. Happy renters here.

Denial. Owning is renting is many respects with control of your environment as at least the most important factor although fixed repayment with inflation wages, capital growth etc i'm sure ranks up there.

It is interest though how this type of trolling has increased massively in the last couple of weeks. If I remember rightly this also happened in 2005 when the market was cooling. If this really is the beginning of a protracted downturn you can expect this type of trolling to continue increasing.

All incouraging stuff really.

I think seriously this is as important as any investment analysis, which lets face it should be the preserve of stocks and shares etc of which there are many and varied.

That is where we are different then. I'm not pissing away my fortune, I have been able to save a large sum of money by having the flexibility to move around the country with career building opportunities. I've not been worrying about it either. I'm comfortable in the knowledge that economic cycles are cycles for a reason and that in time the housing market will come full circle.

To be honest its a very small percentage

I rent a 750K house for half the price of buying it at todays prices

The majority of houses I pass are not as good - plus its a huge house by UK standards and a maintenance/DIY nightmare for the owner (which isn't me - thank f*ck for that!)

All the houses in my street are very nice, just like my rented home. I've done my home up very nicely thankyou, I even laid a brand new lawn in the back garden late last summer and I will be enjoying it for the first time this summer thank you very much. Over the years I've fitted a shower, built in oven, replaced the naff kitchen lino with some reasonably cheap laminate and this year I'm fitting a gas fire in the living room.

Ohhhh, btw, I'm one of the few fortunate people left in this country to have a very nice rented home on an ASSURED TENANCY!

I think if we had a decent social housing stock in this country, we wouldn't even be having this conversation....do you?

You pay your local council thousands of pounds (council tax) to live in your home and Council tax set to double over the next few years. If you fail to pay your council tax you lose your home. You have to get permission from the local council before you do any building work and they tell you what you can and can't do with property. They supervise any building works that is done. They can even come in a photograph the insides. What people like you have failed to realise is that houses have been renationalised by stealth. You don't own your property at all.

I've also been thinking that reinforcements seemed to have arrived recently for the bulls/trolls/neithers.

With a few exceptions, trolls appear to be sprinters rather than stayers fortunately!

my rent is around a 100 quid a month on a 2 bed semi. i'll rent till house prices are cheap and i can still have a life, you know, beer, cars and holidays. I have no intention of getting into massive debt, just for somewhere to keep dry and warm. When i speak to people who have brought in the last few years, i think why? why do you spend so much, and go without?
My mate has just brought a house with his wife, and now they can't afford kids. Balls to that.

Kids, sorted. Holiday this year, sorted. New car, sorted. Quality of life, sorted. I think i'll sit in my cheap rented house and wait. Until prices drop, i'll be down the pub. tongue.gif

Totally agree. I felt exactly that as soon as I clapped eyes on the advert for the house I have RENTED. It was totally new inside, looked after the landlords team of maintainence people with a garden so big they employ a garder to do it for us and I have never laid so much a piant brush or a screwdriver on it.

I pay about half of what it would cost me on a mortgage and I have can have it for as long as I want.

Yep you are right its great to have a place you can call home. Its even better if someone else looks after it and pays for it too!

Yep you are right its great to have a place you can call home. Its even better if someone else looks after it and pays for it too!

Can't help but agree. I am sittiing in a lovely cottage with a fantastic view over the Mourne mountains - fully furnished - I can get to a huge shopping mall in 20 minutes but can hear the birds sing every morning. I am paying a relatively small amount for this and enjoying having no worries about maintenance. I can have the cottage as long as I like - compared with maintaining my last house which I owned - I am in seventh heaven. I will buy again eventually to start gardening seriously again but not until prices have returned to a sane level and I am in no rush to do so.
