As I said many times, I would be interested to purchase near Tangier, Casablanca or Marrakesh. Maybe I shall purchase in this new project, I need to see more details.
It is just a matter of preferences...

Id probably recommend Tangier. When it comes to reselling, rentals and your own use the lesser flight times will be big plus.

I know people scoff but it is'nt beyond the reals of possibility that Morocco could enter the EU. In any event Tangier is strategically located just a hop from Spain. Africa will only get richer (the natural resources are bountiful) although its hard to imagine right now. Morocco is the gateway to the North African markets.

Try contacting the developer direct or ask ANDY WELLAND for his comments (he posted on my Morocco thread and is very knowledgable).

I contacted the developer, I shall post on this site any answer I might get from him/her.

The marina, golf course, lovely people stuff...............its just getting 'so common'. Is there anywhere in Morocco that wont have all this is in 5 years time.

Its only a matter of time before someone finds a mountain with a bit of snow and thinks lets go 2 season, differentiate us from the 6,000 marina/golf developments.

The problem is this:

Emaar develops 6.2 million sq km. in Egypt

Emaar develops 442 hectare Marina development in Tunisia

Emaar in Morocco: Bahia Bay a 531 hectare development, 1.25 million sq mtrs in Amelkis, millions other m^2 in other developments

Tameer (other UAE firm) develops millions of m^2 in Tunisia, Lybia, Egypt

Saidia develops everywhere on the Mediteraneean

BUlgaria still has a boom

Developments like Saidia will be replicated in MOrocco and othe rcountries.

Question: where do they plan to find the tourists? The tourism will increase at maybe 15%-20% per year but the number of rooms will triple in the next 5 years....

Two Points:

1) Former Soviet countries and Russia itself. Tens of millions of them are entering the tourism market. Also the host nations middle classes are growing.


2) Im really excited about Morocco. Like many others Im not inspired by the same old Spannish / Portugese offerings, Ive done Greece to death (and the accomodation in Greece is generally not up to much), Sardinia and Corsica are very expensive and Italy bores me. Turkey I like but again the accomodation isnt great and its a longish flight and much colder in winter.

Morocco will have no shortage of tourists seeking something new. Tunisia is pretty down market and hasnt been co - ordinated the way Morocco is.

I dont want to convince anyone, I just know a good thing when I see one.

In 5 years Morocco will be very popular with Brits and people will have forgoton past pre - conceptions.

1) Former Soviet countries and Russia itself need visas for Morocco. They do not need visas for Egypt, UAE...

2) I agree that Morocco is a good destination. My question was: what are they going to do with so many accomodation places? I could agree with the fact that the first places to come on the
market in MOrocco will get good rentals in tyhe first years, but then the number of complexes will increase tenfolds and there will simply too many places competing for the same tourists.

So, put in other words, Morocco might have a good investment in 2005 and first part of 2006 but I am not sure if it is going to be a good investment for the people entering the market in the future.

Sorry, I may be wrong, but it shows some off plan apartments (artists impression) with a mountain range in the background that has snow on top.

Those aren't ski developments.

Wheres the gondola?

By the way the gondola takes people up the mountain to the ski areas. Just in case your wondering what i'm taking about.

Actually, you can see a ski lift on the right hand slope.

I doubt whether thats an actual ski lift. Theres a bird flying as well - Its not an actual bird, its a static picture (artist impression) the bird is flying but it doesn't actually live in the picture (impression).

Its a difficult concept to understand, I can see that.

It seems that at least 4 other Plan Azur projects are being released soon plus another big project by Fadesa in Marrakesh.

So I guess it will appear another avalanche of messages on MOrocco. smile.gif

I might even surrender to the hype and buy myself. smile.gif

Not neccesarily, I just took away Cape Verde from my list as there are many incovenience there (including a £30 visa fee i.e. £120 for my family).

I was a bit interested in Ajman or Abu Dhabi (both near Dubai) but I realized the investment there is not so promising.

I am still considering Egypt and maybe-maybe Atlantic Coast of Morocco. This is why I am trying to follow the developments there.

Romania is a good place to invest but I already have plenty of properties there (owning and inheriting in the future).
