Yeh guys okay I can take it. If you post on here you have to but I can justify what I am saying.

The opportunity is to get a fully rehabbed property with a city inspection certificate, new tenants, and high cash flow in an area that has not had any growth for 20 years and is being revitalized by the city. Where else in a free market with an English speaking Westminster type system can you get yields like this on decent inner city properties?

I am selling them because I make a profit flipping and leave enough in the deal for a cash flow investor to take over simple as that. I reinvest my profit and have to keep turning property over to keep my rehab crew occupied so I rehab and sell to buy and hold investors. The trick is to find foreclosed properties that are well located and that work after rehab, I pay cash take the risk which is low and sell to investors so it is a sausage factory. I know that it aint rocket science and this model has worked well in the Uk in the past but is hard to do after a property boom.

Believe it or not there are a lot of UK, Ozzie, Canadian and NZ investors buying in this area right now. The ripple aint hit here yet so that is what I meant with the bottom of the market cycle. The homes are located in Rochester, NY the third largest city in NY with three Fortune 500 companies.

So I am sure you are going to tell me what is wrong with that otherwise any takers ?

Have a look at this recent study on house price affordability. Unfortunately UK isn't included.

One of the interesting points is that the US has houses spread across all rankings from seriously unaffordable to affordable.

Also have a look at where Rochester sits in the affordability ratings. This is what I mean by getting in at the bottom.

The problem is before the likes of Rochester catches up with real estate prices elsewhere in the States, those real estate prices will be tumbling down to meet Rochester's.

Bob, if this is the worst case senario for Rochester then you will still have a property with excellent positive cash flow that will at least hold its price. My prediction is that the house prices will rise they havent done much in the past 20 years and are now appreciating at 5%.
