I have lived in Dubai since 1997. Dubai is probably is at the top of the bubble ..considering that amount of developments coming onto the market in the next 2 years there is going to be a serious overhang of property. 36 towers for Jumeriah Beach alone! Anybody who wanted to make any money are out .. the stock market here went up 45% just in April. There is no federal law that states you own the property, there is no 'natural' justice in this part of the world and the hidden maintenance costs are jacked up without any notice. However if you really want to live in Dubai ...probably best to visit between Nov - Apr after that everybody disappears due to the unbearable heat.

Buyer beware.

I have been actively involved in property investment for myself and my wealthy client since the end of 2002. We have some property developer friends over there and our regular trips around Dubai gives us a good indication of the climate at present.

Property prices in Dubai have grown at an unsustainable rate in the past three years. Although a correction may be anticipated, this is not expected until the end of 2007. In the meantime the speculative heat has disappeared from the market in the past six months.

If you are looking to buy today, in my opinion you will be well advised to stay with the landmark projects via Nakheel - such as the Palm. These have a unique feel to them as opposed to owning an apartment in one of many tower blocks that will all be completed at the same time.

It may also be worth looking at commercial rather than residential properties - some retail space in the International City area may be useful if you are loooking for medium term rental propositions.

We have spread our risk among commercial, residential and warehouse space. The yields on commercial and warehousing look to be 13% at present and the rental market is very healthy.

My advice is invest for the medium term and choose wisely.

Thanks again. I was looking at the torch on dubai marina. The problem is, is as you say, oversaturation and bubble scenario (too many cooks theory). Also the idea of the middle east leaves me a bit apprehensive.

dub!a se!ect are dealing with it, and I keep getting calls, asking me what I think + emais, saying theyre selling out fast. Why all the pressure if theyre selling fast? Ill admit it looks good, but I am warry about buying anything in the middle east. Plus Ive heard the heat is unbearable 7 months of the year?

hehehe, half the people who have bought at the place im looking at have never been there, your point is? And to assume I know very little about Dubai is a bit stupid, when there is Google etc. I was thinking of investing for er financial gain good eh lol.

I actually know about media city etc. Also its plans to build dubai world.

...... the early phases were built ok but now the build quality is crap, I know some of the consultants on these projects, building firms are not paying their Indian staff 100 pounds a months so they go on strike. The firms have been caught out with a hike in construction costs that have completely eaten away all their profit.. I heard that the Jumeria Beach Residence which looks like one long of hi rise buildings on the costa del sol were originally costed at 100 dhs sqft is now running at 300 dhs a sqft ...somebody has to cut corners.

Look what happened to these poor punters and the fact that there is really no redress once you paid the money. Buyer beware.

Yeah, reading the aticle in 7 Days made me REALLY glad I sold my villa on Jumeirah Islands back in the summer - for a VERY healthy profit tongue.gif

I'm not interested in politically correct people, It's a threat and I heard one of those sheiks talking about it; although they haven't experienced terrorism, there is the possibility with all the westerners living there. Any outsider could turn up and bomb it.

Have you been to school? What does 'one of those sheiks' mean? Firstly its spelt sheikh. Secondly there must be about 10 million sheikhs in the world, its just a name. You are a fool who will get nowhere in international property investment unless its due to sheer luck as you can't be bothered to do even the most basic of research. Travelled plenty of places, and why the inclusion of dom rep, thats much further than Spain; that made no sense! Anyway I have done as much research, if not more than 90% of property goons that buy abroad you asshat, and would actually like some discussion with people who have bought there; their fears, expectations etc.

Mr asshat, if your so knowledgeable on Dubai you'd have probably known who I was talking about, even though it was a generalisation to sheikhs; thus it seems I am more knowledgeable than you --as your asshat brain couldn't even best guess which sheikh was talking about terrorism, so you're obvioulsy not that clued up on Dubai-- as this was a recent interview. It seems you just like trolling peoples threads. In fact you're probably the same asshat who sent me a pm under the name John, or you're apollo, I smells a dirty rat.
