Thanks for the links to the auction sites. I have struggled to find auction results in the area. I "claimed" my house on zoopla a little while ago on the basis that it couldn't hurt.

Our tenant is great; he took it on it the full knowledge that we would give him a 12 month contract and then put the house back on the market - which is where all the timing issues come from. He would stay longer but, like most people here, I tend to think that if we can't sell the house now it's going to be at least 5-7 years before prices get close to being back to where they are now. Will do that if there's no other choice but, basically, I think this is our last chance to escape with just a *small* loss (i.e. a few thousand).

Do you have an experience with the house buying company you linked? I struggled to find examples that didn't look extremely dodgy but it's certainly a possible route to explore.

sadly,I don't.These BMV-what a joke term that is- people are some of the last muppets left in the market,who think they'll turn a profit next year.Not sure how they are funded but getting them to quote could do no harm.

the other alternative is to try and auction it.as you can see from the link,some of the action has been brutal of late,but unfortunately,that's the reality.

Strangely,was just having a chat with a mate and her friend-who's divorcing-jsut had a valuation done on a 3 bed semi in Leicester for £200k.Leicester is the local market I know relatively well,and the valuation is just up there in the ether.No bank will lend at that level.

I wish you the best selling and hope you get a good price but having a few exit strategies never does any harm.Have you considered letting it via a housing association,don't know of anyone doing it but getting good social tenants could be a viable way out.How much rent do you need?

one last thign,I think if you put it in the auction,you will get an immediate idea of where the price will be this time next year.If there are a lot of bids,it's a good sign,but if the price is really bad you can set about keeping this tenant.

the last thing I think you'd want is to lsoe the tenant and not sell the hosue.
