I've been to a couple of auctions - they never start bang on time. Usually 15 or 20 mins late.

I don't think that a useful relationship exists. Auction prices for stressed sales aren't likely to reflect the full 'retail' prices.

Lot 8 sold at 420K. These were selling at 470K in september 07

failed to sell for 196K - previous 25/05/2007 315,000

Previous owner failed to realise investments can go down as well as up!

Lot 16 - subject to a protected tenancy at a rent of 4.9K per annum. Sold 135K. Thats a yield of 3.6%

Whats the difference between a protected tenancy and a regulated tenancy?
