He's a mid september child, so it's the year after. He'll be 4 this September 16th.

We've got time to get moved before he starts.

I was over in Cheadle today but don't fancy living there. The school issue for me is unfortunate but its not as if i'm trying to time the market with my truckload of money. We are where we are, metaphorically, just glad we moved somewhere when he was 2.

Have some family (older folks) living over that way in Styal and some in Gatley. Don't know the areas too well, but where they live seems nice enough. They pop into Cheadle just for shopping. Just got to be careful you aren't directly under the runway approach for the airport, though.

What's freaky is that it looks like that building overlooks the garden but i'm pretty sure its across a dual carriageway bit of the A56

I'll start with,

1) all bedrooms too small
2) next to a school
3) north facing garden
4) nagging doubts about the urban road area - the identical fixtures on the terraces lead me to think social housing and the chalet style bungalows, wtf?

Being led to let my wife make what she thinks is a low offer just so that she can get it out of her system, i'm worried that such a "brave" plan might back fire on me.

I don't know that exact area. Convenient of course but I don't know how appealing beyond that. The bedrooms aren't too bad - treat the first floor 'study' as a child's room and knock through the partition on the 2nd floor to give it a large master & ensuite. I assume the garden's tiny given no picture and described as 'well proportioned'. Decent size lounge, off-road parking.

I don't know - it's a bizarre market. You could pay double that for a smaller mid-terrace in Hale or get a 3-4 bed larger semi in Timp/Sale for the same money. Then again it's only slightly more expensive than the city centre flat I sold last year - it's an odd market to try and see what is 'relative value'.
