I'm putting together the report from tonight's auction now. Will post again when complete. The highest valued property to achieve a fully completed sale went for 240k. Everything else was below that. A heavy dose of realism has now set in. Auctions are the way forwards if you want to shift your house at a realistic price. We were all told at the start that there could have easily been 400 lots in there tonight (instead of the 80 presented) they have that much stuff on their books. BBC said 3 million worth of confiscated houses to be sold (18houses in total) 12 sold for 900k. So, the other six are worth 2.1million???? In the space of 2 weeks since the last Wilsons Auction I attended it seems (to me at least) that the property landscape has changed dramatically. If you compare the two reports on http://nipropertyauctions.googlepages.com/ you'll see that there is a lot less pink where the reserve was not met (only 1 property - Lot 30) in last nights (21/02/08) auction. It seems that the auctioneers have really started to hammer down (pardon the pun) the reserves with vendors and if they (the vendors) are not prepared to be realistic on what they will take then their properties don't make it into the auction in the first place. At the end of the day auctioneers don't want tyre kickers (both on the selling and buying sides) Just as a little aside each of the 80 lots last night was "done and dusted" from Powerpoint introduction of property to sale decision in 90 seconds. There was no messing about and only in the minority of cases (probably only 5 properties max) was there any sustained up bidding. Everything else (other than the 5 mentioned) seemed to go to sale achieved within 10 bids - no more. There is no longer any appetite here to engage in bidding wars. People have finally woken up.
