By the way this auction has a lovely 2 bed townhouse in Ohio, Guide price is £15k http://www.wilsonsauctions.com/property_de...ew.asp?id=28698

First line of the description text reads

I wonder how long it will be before some of our properties here start having this tag line added. :blink: It will be interesting to see what this shifts for.

I especially love the pictures of the doors....and more doors....and the door open into the hallway....dam that seems to be all that there is in that house...doors :D

Well it is America and I hear they are all big fans of The Doors over there :lol:

Seriously though getting back to what this thread on forthcoming auctions is supposed to be about this is the first ever property I have seen come to auction that says

To be sold WITH NO RESERVE...

On UTV news at 10.30 it said 12 houses sold for about 900k - at least one was 240k so some must have been quite cheap.

I'm putting together the report from tonight's auction now. Will post again when complete. The highest valued property to achieve a fully completed sale went for 240k. Everything else was below that. A heavy dose of realism has now set in. Auctions are the way forwards if you want to shift your house at a realistic price. We were all told at the start that there could have easily been 400 lots in there tonight (instead of the 80 presented) they have that much stuff on their books.

The "traffic light" system is still in operation ie.

Green shading = sale completed ok

Amber/orange shading = only a provisional sale and further ongoing negotiations would have to take place between buyer and seller to achieve a sale outside and away from auction

Red/pink = Reserve price not met and no sale

Hyperlinks to the lots are included in the data spreadsheet.

The BBC story http://news.bbc.co.uk/1/hi/northern_ireland/7258002.stm that the Assets Recovery Agency properties made £3 million is simply untrue and you'll see that if you scroll to the bottom of the report. Confirmed ARA sales totalled £1.782 million. I think I need to contact the BBC to correct them!

Anyway I'm knackered from all this data inputting and am off to Bedfordshire. Enjoy the report on http://nipropertyauctions.googlepages.com/

Hope you find the info useful Doccyboy. In the space of 2 weeks since the last Wilsons Auction I attended it seems (to me at least) that the property landscape has changed dramatically. If you compare the two reports on http://nipropertyauctions.googlepages.com/ you'll see that there is a lot less pink where the reserve was not met (only 1 property - Lot 30) in last nights (21/02/08) auction. It seems that the auctioneers have really started to hammer down (pardon the pun) the reserves with vendors and if they (the vendors) are not prepared to be realistic on what they will take then their properties don't make it into the auction in the first place.

At the end of the day auctioneers don't want tyre kickers (both on the selling and buying sides)

Just as a little aside each of the 80 lots last night was "done and dusted" from Powerpoint introduction of property to sale decision in 90 seconds. There was no messing about and only in the minority of cases (probably only 5 properties max) was there any sustained up bidding. Everything else (other than the 5 mentioned) seemed to go to sale achieved within 10 bids - no more. There is no longer any appetite here to engage in bidding wars. People have finally woken up.

five residential units with circa 380 mt2 (4088 ft2) together with two commercial units of circa 67 mt2 ( 721ft2). In total circa 447 mt2 (4809ft2) with a ground plot of 495 mt2 (5326ft2)

If you are looking for me I'll be the perma tanned tangerine looking fella with the pin striped suit jotting down opening bids, sales prices etc. frantically so I should be quite obvious as I'm not bidding!

Yes I will be at the next one - I cannot get my head around some of those prices and would like to experience the 'real' thing

However, as I am sure you're aware I am wnated by Interpol, MI6, FBI and the CIA so I will be in disguise
