  1. From my experience that would only work depending on the time of year, I lived in a street that was pretty quite during the winter, but was a street from hell any other time of year. In the summer I counted 20 kids right in front of my house one night, aged from 5 up to early 20s, yet in the winter you could be fooled into thinking the place was a quiet neighborhood. Your idea of knocking on doors would be a much better one, bearing in mind that the trouble makers would tell you the place is OK.

You have had some good advise here already, I have had the same problem, the best piece of advise I can give is not to worry about it, your friend has done nothing wrong , its not him they are after , just make sure he does not open the door to these vultures, always talk to them from an upstairs window if possible. Follow all the advise given here and you will have nothing to worry about, open all the letters that arrive so you know what is going on , phone the baliff concerned to let them know the person in question has moved , if they won't listen just forget about them and stick to the rest of the advise given here , under no circumstances should he open the door to speak to them. As long as the council , baliffs and utility companies and any other would be creditors know that your friend is a new tenant there and have been given the moving in date , he should go about his business and not give this problem another thought.
  3. If the house's are to be council or housing association , the majority of them would be occupied by bums form Liverpool, Manchester and Birmingham. Hopefully they will all be private and have to be bought , that should eliminate most of the work shy bums I have just mentioned.
  4. What was the reason for selling the gold in the first place? Looking at it now it was a blunder of astronomical proportions, yet the muppet who made the decision in now the Prime Minister , stupidity is rewarded with this labour goverment it seems.

Drugs capital of the UK? what ,even more than Brixton, Toxteth and Moss Side?? your having a laugh mate, its muppets like you that give Rhyl a bad name , thats a typical statement ,more often than not made by English people. in case you didn't know , the majority of bums in Rhyl are the dregs of Liverpool , Birmingham and Manchester, people who went there on holiday and never buggered off. It would not surprize me to learn that you come from one of those places yourself.
  6. Thats about right , although most bricklayers do not give the labourer an even split, and they mainly work as a 2 and 1 , so at that price you would struggle to get the sloppiest gang of Poles. I think this is where most people trip up, underestimating the labour costs, cheap is not always good especially as its your own home. Try and cut corners building the shell and you will have untold problem later down the line.
  7. So a GOOD builder can build you a house without plans? so whats the idea ? make it up as you go along? Whoever told you that is talking rubbish, the whole point of plans is so you know what you are getting before it gets built, there's no point making it up as you go along and then looking at it when its all done and wishing you had a door here and a window there. Not all good builders are as busy as ever either, I know some good ones who have little or no work. The only way you could possibly build without plans, is if you the home owner was at the site all day every day and you knew exactly what you wanted and where you wanted it , otherwise you would be wasting the builders time.

It always makes me laugh when I hear statements like that, plumbing is a specialist skill just like an electrician, plastering and bricklaying , anyone who thinks they can do it themselves just by picking the brains of an expert is kidding themselves, you might get away with it if you just want to build your own annex in your back garden, but to build a whole house properly and have no come backs, you have to get it done right or you will have never ending problems in the future.
  9. How are things up there now? also Colwyn Bay, Prestatyn and LLandudno, are prices coming down ?

I don't think self build automatically means building it yourself , of course it would be a lot better and cheaper if you could do it yourself, but you need specialist help , laying the foundation , drains , brick and block work, electricain and plumbing. Self build means more like managing it yourself , hiring specialists yourself and bargaining for good competitive prices from them, buying the materials at good prices and dealing with all the paper work. There is a certain amount of work that you can do yourself even with no experience, a lot of things need doing that just involve grunt work. I am a bricklayer myself and would love to build my own house/bungalow, the biggest stumbling block is getting a decent plot for the right price, once that is achieved, the rest is more about good management. Good luck with it.

Be very carefull what builder you choose, get references and ask to see what work the builder has done before and go and look at it yourself. there are loads of builders who talk a good job but don't do what they say. Don't be hoodwinked into getting "cheap" but very good Polish workers, they are not so cheap any more and can produce sloppy workmanship.

Ah yes , the motorist is public enemy No 1 thats for sure, easy work and money for the old bill , police just drive around or wait by the roadside for their prey to pass by, whilst the proper criminal element in this country get on with their business of robbing us blind ,comforted by the fact that plod has no time for them , he is too busy preying on the evil motorist.

True, I have been wondering for quite a few years now how everyone seems to be doing really well, going by all the new and fancy cars on the road that is, I have a car that is 20 years old , I can afford a newer one but it is in such good condition that I really don;t see the need to change it. Why people are prepared to put themselves in debt just to be seen to be doing well is a mystery to me.
  15. I think some people are jealous of BTLers, I think they have contributed to the bubble, but we live in a capitalist country so they are free to do it. If everyone was limited to 3 house per person people would still moan about rights and all that mallarky. I wish I had about 5 houses that I purchased at the low end of the market , but I don't and I don't envy those that do. you can't beat them so try and join them or lump it.
