I followed the link to Phil's blog and lifted this, One key factor behind this conclusion is that they (Halifax & Nationwide) do not include property which is deemed to be outside the conventional market, namely any property worth over £1 million, flats over 2,000 sq ft or houses over 3,000 sq ft. In the salubrious town of Hale in Cheshire one in every twenty homes sells for £1 million or more. This is an incredible proportion of the market place to ignore. Both the Halifax and Nationwide indices miss out on any property bought without a mortgage (estimated to be around 20-25% of all sales). He is trying to argue the the monthly HPI (or should I say HPC) figures are not accurate but the Hale point is just nonsense and folk who can buy without a mortgage generally strike a harder bargain. He does mention that the Halifax index is thought to lag behind the market but the feeling I get from the blog is that he is very careful with what he says whilst trying to imply that things are not as bad as they seem. When buying or selling, media reports and market analysis are interesting, but a more accurate perspective will come from an experienced agent who specialises in your part of the market, in your area, and who has your best interests at heart. It is the property people, both estate agents and home finders, operating in the relevant market on a daily basis, who will often provide best advice, as they are the ones who actually see the ‘market fluctuations’. Now I see where he is coming from. Trying to tell people not to believe what is right in front of them but instead listen to a VI who will, as Phil always does on the telly, advise them to offer the asking price. The 'you might not get it even if you offer full price' thing that went on in every one of their shows was ,to me, the most annoying part.
