This sub-forum doesn't see much action does it? No matter.

Yes, it used to be a pub.

Yes, it's right next to the river so the possibility of flooding.

Yes, it's a flat.

Yes, the service charge is probably horrendous.....

But it's still quite a big drop. And it's been up for sale at £103k (33% off) for a year. Could easily halve in "value".

I've seen a fair few Midlands' 2-bedders drop from 100K to 75K or even £70K in the past 12 months. Some were short leases and unrealistic in the first place. Another was where the vendor had said he won't take a penny less but has since and is now 5% lower and of course it's still unsold.

Not even those the govt is trying to bully into sinking their money into BTL are buying most of the above - autumn may see some of them sell but the prices are, from my notes, quite a bit down on a year ago in that region

AS a local to the area i know this place well. Use to be great pub in the summer.

here is few observations.

about 10years ago there where converted to flats and as far as i can remember they have been trying to sell them since then.

It is near lock and has never flooded in the 30years i lived in the area.

They are building a new tesco superstore near by currently and it does look like it may cause traffic chaos. 'we shall see as this is near my commutte route home'

There are some new builds flats near buy which are also for sale.

It is in walking distance to the local town. which has been ravaged by the general high street problems but is very busy in the summer. the locals refer to it as 'stourport on sea ' as lots of brummies come to visit fair , fish, eat chips and drink.

As i am someone who is looking for place at the right price and place to buy i just would have no intrest in living there. I have seen far better houses in local area not much more money. I think they will only sell with they are about 75k. ' I would consider it then.
