British houses the worst in the developed world
Jason replied to NoHPCinTheUK's topic in House prices and the economy
That's from Northshore One building, Stockton-on-Tees! Not your study! https://maps.app.goo.gl/2QERdjysYMEmkgKt9 -
Buying Houses with Leased Solar Panels - Any Experience ?
Jason replied to Sackboii's topic in House prices and the economy
The way I understand it is you use the elec for free, and the company gets paid for export. Also you can't change the system in any way. This will also include if you wanted to change the roof, i.e. an extension, so would need permission. Most likely it will be a hybrid system, which you can't touch. But these days you can get batteries on the AC side, so not touching their system, and charge the batteriess during the day for nighttime use. E.g. the Tesla Power Wall (there are cheaper systems out there). Also, you can still automate things to use excess energy when the sun is shining, so if you have a hot water tank you can fill that for free. Personally, if you've got £23k off the price, just take it and use the panels for the next 7-8 years.. win win! Edit: Just to add, I'm into the whole solar thing. I have friends who have feed in tariff (get paid for 50% of export if you use it or not) and the lengths they go to to make sure power is used, or stored, in the day is incredible! -
They are building the Havant Thicket Reservoir in the SE now: https://www.portsmouthwater.co.uk/new-reservoir/ I agree, this will be the future. I can see builders being offered lower ampage connections for new sites, the same with water (being at a lower pressure) - with it all being managed in the home.

Only one in 10 homes sold at a loss last year
Jason replied to 70PC's topic in House prices and the economy
Taking into account quite a few houses are bought, done up, and sold at a profit! -
That's probably endemic in most places. I've witnessed people using control+F in spreadsheets, rather than a simple vlookup because they refused to learn something new! Why take 5 minutes when I can spend all day doing it!

Where did you hear this from? I thought it was always going to be 10 years before state retirement age.

I have to say the AT Price Tracker is an awesome tool! I wish I knew of it earlier..

I always look at the EPC register for the area. That states 79 sq mtrs. An integral garage will always make the house too top heavy imo - not enough living space compared to the bedrooms! Also, that void better be usable! I get how it's not part of the garage due to fire regs, but would make a good closet open to the hallway.

HPC 2023-24? Well that didn't last very long?!
Jason replied to anonguest's topic in House prices and the economy
During the last crash, the banks lending froze in the summer of 2007. The knock on to the economy was seen in 2008, and that's when house prices only really started to fall. 2009 was the bottom of house prices before QE picked them back up. I think we will only really know at the end of next year what the extent of the falls are. -
Quite a poor yield really..

If you look at the website, it shows the average demand is 32.2gw currently. It doesn't show the Terawatt hours per year. However it does show the demand consistently dropping over the last ten years! I think it's also worth pointing out it doesn't include the micro production which is self consumed, i.e. houses with solar panels.

I have to say, this website is now far harder to use.

Is a Bond Market Shock on the way for the UK?
Jason replied to Mikhail Liebenstein's topic in House prices and the economy
So they're only modelling an increase to 6.4% interest rates based on todays rates? Isn't that quite, well, modest?
