i very much suspect that if you get into bother on a big mortgage in chorlton, as popular an area as it is, you now have a very limited pool of people you can physically sell too - unless you can take a haircut. Repo's suggest they can't take the haircut and are now being forced. I wondered about the first one on the thread, with all the challenges of buying at auction with a mortgage, just who would rock up and pay cash at an auction for that gaff. Thats a lot of mulla, and its not exactly a downsizing type property. Worst would be builder grabbing it and hacking it into hmo, bad for the building and can be bad for the area.

From the Edward Mellor catalogue, thanks Sarah, it's number 8 Oswald Road. Flashy looking black cars on the driveway on the Streetview and in another shot woman taking out what I presume are bin bags for rubbish collection.

That's number 47. It's had a new front doors since streetview went past.

Sales Date 14/09/2006. Price £220,000

Both this and the other one both look peaky price to me. Only saved and perhaps looking value to some after the attrition from interest rates held so low for years and all the QE.

Would be intneresting to see.

Have seen some general price reductions - am watching mostly cos it's held it's prices quite well up to now I think ...

so if Chorlton is turning then it's the end game in sight I think. Maybe. :)

I drove past that house yesterday by chance, slowly, because a few houses down used to be spot traffic cops would lurk years ago. Sign right at the front for Edward Mellor and 'Auction' on it. It's on the edge of Cheadle Hulme, Bramhall and Woodford, but technically Cheadle Hulme.

Not a house for me but guide priced slightly more towards my attention. Probably needs a fair whack of money spent to modernise it though, and doesn't catch me as being a particularly warm looking house. A Manchester City player, a goalkeeper, either lives or used to live about 10 houses down. I showed it a loved one to give them some encouragement that things are heading our way in terms of prices, with a lot more to come with more patience.

The adjoining semi, number 141, last sold on 21st Nov 2002 for £242,500.

A flicker of encouragement for more value to be found in the market in the weeks ahead, at £240,000 Guide Price. I don't think it sold at the last Edward Mellor auction when guide priced at £250,000.

Still it probably needs all the work done to it if the last owners were elderly and haven't spent much on it. So both valuable time and money. Maybe it's not mortgageable? Those 2 trees out front. Can't be easy getting the car out onto that road, and I'd think twice if having young kids with a busy road like that directly outside main house. I can see houses like these soon slipping down to £175K with a few more elderly owners needing to sell, or administrators of their estates, with mortgage tightening and fewer people willing to meet current asking prices, together with lots of improvement work needed.

Not sold again, and really still wanting a massive £260,000 despite their £240,000 Guide Price.

In last week's paper. Why not use the Edward Mellor guarantee (Subject to survey) ? Could it be something to do with Edward Mellor only being prepared to buy themselves at a price reflecting value, when the markets are also not buying from an open auction.

It's probably similar to the QuckBuyMyHouse businesses where their offer to buy is really low. They can't buy all their own auction stock near prices the main auction market aren't showing interest in. Maybe the occasional one. I don't blame Edward Mellor for bolting it on, but don't see too many sellers taking up their offer. If they do its less business for similar companies. Read enough stories about the BMVs landlord types running into trouble and ending up in distress themselves.

Edward Mellor's website shows they do let properties but it seems to be on behalf of landlords. Even if it's partly on their own behalf, all the properties to rent I've just looked at on their website seem to be in the lower end, in the less desirable ears. And the high rental prices they're seeking look prone to future shock.

Lot 50, available at £650,000 and being rented out for £1,400 a month.

At least sellers have to pay entry fees for each auction. And when they don't sell, they're still lumbered with them, when they want to sell. Market slowly worsening for sellers, more owners needing to sell and a market always prone to sudden shock.

What are the risks of selling by auction?
  • A wasted entry fee if we fail to sell.

Not enough sellers in the market with a real need to sell yet. With only 66 lots in the December auction, I don't blame Edward Mellor for not getting too pushy with some sellers to be more realistic with their guide and reserve prices. Seller does it their own way, thinking the market will pay, and at least Edward Mellor gets its entry fee.

The semi adjoining the house they've been trying to sell at auction which looks like it's not had any work done to it for decades, has just gone on the market. Currently asking a price of £409,950 and bought in 2002 for £242,500. That wreck next door which I doubt any one is living in can't help this new seller's cause.

No properties of interest for me in February's catalogue for South Manchester.
