Nabby81
Nicely bubbling here in Luton http://www.zoopla.co.uk/property-history/190-birchen-grove/luton/lu2-7tp/28860779 not sold under a year later http://www.rightmove.co.uk/property-for-sale/property-29721387.html To me clear indication the damage HTB 2 has done 25k more but now deposit lower. Wife works for a high street bank who don't offer HTB and first hand experience is they are getting very little business in way of mortgages. Nabby81
It's not too bad one of the better area's for sure. The actual road itself very busing for parking and the homes themselves the sound insolation is pretty poor and if not modernized they still have storage heating. Train station to london is around a mile away 20-25 minute walk /5 mins in a car.I work in London so park at the station get the 7.22 train into London Bridge for 8.16 (though this stop will be stopped in december for 4 years whilst London Bridge is being worked on) If you don't mind standing you can get the fast train into St Pancreas thats 24 mins I believe Luton Parkway station is pretty close too and cheaper parking but better chance of seating at peak times getting on at Luton Trains about every 10-15 mins in peak times into London

JB1981
You could not pay me to live in Luton I would rather live with my Mother than buy there or rent in a nicer better area or just live in a shoebox in a nicer area. How anyone can sell a house in Luton is beyond me - there must be desperate or uneducated buyers! Don't get me wrong - it has things going for it - fast train to London, an airport, motorway links, near nice countryside and also near other nice towns - but the problem is it is the ugliest place to live in the UK with high crime rates, low education standards, rubbish shops and poor healthcare. Luton should be knocked down so they can start again and re-build it. No amount of 'regeneration' can save Luton, it would be a moneypit as it is too big and ugly and it would be cheaper to simply knock it down and rebuild. Given its proximity to London it should be a lot nicer than it is but until recently you could still buy a house there for around £100k - just 30 miles from London and with a fast train (less than 30mins) to Kings Cross! You could build a massive newtown in place of the old Luton - providing regeneration and a nice place to live for lots of people and easing the overcrowding of the South East and at the same time removing the biggest eyesore from the British Isles. As for knowledge of Luton, I do not live there myself, but I have inlaws which live there, so I know it very well.
Nabby81
Nice ramping in the local paper http://www.luton-dunstable.co.uk/Luton-house-prices-set-rocket-40-cent/story-23454733-detail/story.html PROPERTY prices in Luton will rocket over the next five years, experts are predicting. A study released by property company RightMove and Oxford Economics expects property prices in the town to increase by 41 per cent. The study ranks Luton as second in England and Wales for house price increase, almost keeping pace with Southampton, which is predicted to rise by 42.9 per cent and level with trendy seaside city Brighton. Luton’s figure is well above the national expected increase of 30 per cent and the 37 per cent expected in the East of England – Luton’s region. The current market price for a three bedroom, semi-detatched family home in Luton is around £185,000, which stands to increase to just over £260,000 if the predictions prove to be accurate. Commenting on the figures, Richard Yusuf, regional manager for Taylors Estate Agents said: “There is definitely a demand for properties in Luton coming out of London, which is probably the main factor in this. “It will be due to people moving from London as a result of wanting to release equity and also commuters looking to get on the property ladder who are priced out of London. “Luton is in prime location for the London commute and is excellently linked, with train stations at Leagrave, Parkway and in the centre of the town.” On how it will affect people in Luton, Mr Yusuf said: “It’s bad news for the first time buyers of the next generation due to the increase in prices, but it’s only good news for current homeowners. “It could also see an increase in homeowners who want to get on the ladder before they are priced out. “If house prices rise, it follows that the town’s economy will also get a boost, which is a positive for the town and its people.” The economy of the town is already expected to improve with the Luton Airport expansion plan underway, which would double its capacity and create 5,000 new jobs over the next 12 years. Other major projects include improvements to M1 motorway junctions near Luton. Mr Yusuf added: “It’s good news for Luton in terms of catching up the surrounding areas. “For a while we’ve been trailing towns such as Harpenden, Hemel Hempstead and Oxford and it’s about time we caught up with them.” Read more: http://www.luton-dunstable.co.uk/Luton-house-prices-set-rocket-40-cent/story-23454733-detail/story.html#ixzz3HKjrMbs1Read more at http://www.luton-dunstable.co.uk/Luton-house-prices-set-rocket-40-cent/story-23454733-detail/story.html#72bQgEJbPW0y7VWC.

Travisher
“For a while we’ve been trailing towns such as Harpenden, Hemel Hempstead and Oxford and it’s about time we caught up with them.” The idea that Hemel Hempstead is ahead of Luton when it comes to desirability really brings it home to me how dreadful Luton must be. I visited Hemel a couple of weeks back. It looks like a 1970s architectural wrecking ball hit it and nobody could be bothered to repair it until now. They are spending huge amounts of money on the town centre - just like Peterborough has. Sadly, I don't think it will improve things for long. Travelling back to London on the train was an eye opener. The trains may be newer than the Gt Northern but the clientelle were even more scummy than the usual dossers littering Peterborough. As kids we learned that Stevenage and Luton were no-go areas for anyone from Hitchin or the surrounding villages. Near Hemel, school kids were banned from looking up in the playground due to the fallout from the local cement works at Houton Regis - so some things have improved. Never mind, "Come friendly bombs rain on Slough". How about following the M1 on a raid instead of the M4.

Jake1734
I am currently looking at buying in luton (wigmore area), flitwick or leighton buzzard area. But the market is absolutely crazy, everything seems to be going over asking price. People just completely ignore offers, it seems completely unsustainable. I offered full asking price with proof of deposit and mortgage agreement on this and it's gone up with offers over £240, just mad; http://www.rightmove.co.uk/property-for-sale/property-57299996.html Places like this, 240 for a 2bed. Also offered 235 and sellers want asking price. http://www.rightmove.co.uk/property-for-sale/property-52238425.html Both these are massively over anything similar has sold for before, and it just seems to be massive endless rises! Wigmore is consided one of the better areas but even the dumps like Marsh Farm and Hockwell ring have gone mad.I can only assume that its a mass exadus of London buyers who are cashing in on the London bubble because for sure ithey is nothing local wise happening to sustain it !! Flopsy
How are things in Luton this week? I decided to have a look on Rightmove using Property Bee. Seeing what seems to be more new stock on the market, reductions and sales falling through and properties back on again. Is this normal or are we seeing a lull or drop in the market? I don't normally look at Luton. (p.s. I am watching Milton Keynes and see what seems to be a slighter weaker version of the same thing which is why I decided to look at Luton, my other search areas (i.e. Leighton Buzzard still seem to be strong) Edited February 26, 2016 by Flopsy
