What Exactly Does "under Offer" Mean?

Under offer differs from a reality situation, like, for example, under a bus.

It seems EA have so much time on their hands they can have an under offer card inserted in a board moments after the buyer has said..hmm, how about x? How long does a rejection last?

Is the seller under a cooling off period.

Is it 100% BS?

While we're on the subject, can anyone confirm what 'Removed' means on Home.co.uk? It does mean taken off the market, not sold, right? Because I am seeing quite a lot of 'removed' and virtually no 'sold', though you would think they would want to leave the sold ones on a for a while to advertise to potential vendors the fact that their agency is actually selling properties.

Could mean that a serious buyer who's had an offer accepted has asked the vendor to take it off the market to show good faith.

Not that there's much good faith around any more when it comes to house buying/selling, but it does still happen.

wouldn't that just be an 'under offer' though? The listings are the same as the under offer ones, ie you can't click on them.
