Council Lead Delusional House Sellers

Reading the local free rag, News&Crier two articles struck me as quite delusional. The first is Huntingdon District Council had an offer of a bit less than £625,000 for Pathfinder House aka Castle Hill House, a grade II listed built in 1787 and renamed after the Pathfinder squadron that used it as a planning base in WWII. They turned down the offer after having told the prospective buyer it was acceptable.

It had hoped to get £850,000 for it and another piece of land. They have been trying to sell it for 3 years and the above offer was the result of a renewed drive to advertise it. They are trying to sell it because they built a £17M office as a replacement right next door to it.

I'd have thought a 26% drop in 3 years of neglect and having a massive new building go up next to it was a fair price except that the commercial property market has fallen by closer to 40% and to return it to residential use would require change of use consent.

The second delusion is on the part of a couple who are writing a column about building their 'eco home'. They are also trying to sell their current home and complained that they had been persuaded by the EA to drop their asking price by £7,500 only for the EA to return and try and get them to accept an offer £12,500 below the new asking price. It sounds like the old story of EA bigged up the price to get their business and now they are £20k over the market price.

As I've said before on this forum the EAs round here generally ask £20-30K more than they expect a house to sell for. The vendor is fooled into thinking that is the price they are entitled to and anyone offering less is swindling them.
