Summary of Results

I have now summarised the results for today's auction.

In terms of the numbers of properties where we have direct comparisons with previous sales, I have to say this auction is disappointing. Of the fourteen lots where I was able to find a Last Sale Price on MousePrice.com, only eleven went through the auction on the day.

A couple of big losses compared to prior sales in 2005 & 2006 but we really need more data.

Unfortunately, today we lost the Live data feed at Lot 10 - Hopefully, next time we will have a better connection.

Advance Warning! Live Auction is back this morning. The next auction is the Graham Penny Auction from Nottingham on Tuesday 20 March 2012 at 11.30am covering 37 lots.

The properties are predominantly in Nottinghamshire with the odd property from other areas Eg Blackpool, Wallasey Goole. This is a mixed auction with land, pubs and industrial units as well as residential. I have Last Sold Prices for 14 of the residential lots. If you are able to find Last Sold data for any of the lots I have missed or if you have any anecdotal evidence about the property / area, please feel free to add it to the thread. Please also correct any errors that you notice.

If you have local knowledge about any of the lots please post onto the thread - It's the local information that gives us the detail behind the figures.

I will also be tweeting the auction results via Twitter so you can keep upto date even if you're not able to access this thread.

With regards to losers:

It now seems incredible that the Carrington property would ever have been bought for £122.5 k

The Pinxton, Newstead Village and Mansfield properties are about where I would have thought in terms of sale price. Newstead and Pinxton suffering over many years with pit closures and loss of many other employers in the area. The attempts to regenerate have been short lived or unfulfilled in may cases.

The Mansfield property is on the edge of the town centre sandwiched between main roads and in an area depressed with little to recommend it.

The Forest Town property again unlikely to attract thiose with a little more depsosit who may go for the Clipstone newbuilds, which look seriously over priced and not in an area I would like to live.

Garibaldi secondary school is not burnt down so often nowadays.

My old dentist would be disappointed to find a Berry Hill property in the catalogue and fetching this type of money but it seems the top end properties there are new builds replacing previous houses on the same plots so £190k puts it pretty well where I might have guessed in terms of perceived value.

True, rental potential for drug addicts only. Strangely Mansfield has had an excess of council houses in the past and knocked some of the less desirable ones down, I have no idea who ends up in those horror show terraces.

Ah my old school, which appears to have improved, but only as the neighbouring ones have dropped down faster than it has.

The Clipo newbuilds are a disaster, all dropped massively since build and are unsellable at anywhere near the original cost. I know people who worked on them and the paint covers a lot of build problems, there are also rumours that there is something very odd about the drains. Still the area is harmless, better than 90% of areas on that list.
