Re: tyrekickers, the promotional shit from the agency is begging for tyre kickers to arrange viewings at the moment. Apparently viewings are not an inconvenience, not unless you're the tenant that is.

There are plenty of viewings whch are nothing more than a day out for the viewers...

Guilty.

Wife's off work at the moment and whilst we need to move in the next 18 months (at latest) due to family size, I have no intention of doing it right now. However, if we see a potential property, the missus will visit just to gauge size, value, condition etc to manage our expectations when we do take the plunge.

What we are amazed at is the quality of "estate agent" taking us round - quite often someone in their 60's+ who quite frankly is on the slippery slope to dementia. Last month the EA was actively pointing out the faults with the property !! (some of which, like storage space, my wife hadn't even noticed)

or I suspect this might be more to your liking. The thing is that much of the period property you're probably interested in isn't going to be in the places you would probably prefer to be.

Loving the Property Bee asking price history on that first one. Sadly north of Manc is no good for travel requirements, otherwise I'd be happily looking around Ramsbottom, Rawtenstall etc.

Had seen the Heaton one, and we did look at a house in Heaton Moor a couple of years ago. Too far into town for us now and that section of the A6 would do nothing for my blood pressure.

Actually went to view a repo recently on Bramhall Lane South. Got a few other viewings lined up but they're all places I'd only go for with 15-20% off so I'm not holding my breath.

Been watching The Crashing Isles "Peston, £2m+ properties with price drops in London" thread with no more than passing interest and then last week FreeTrader posted a thread about million pound plus house sales. To my surprise i only saw one locally (and that was Knutsford) out of the 100+ sales so far recorded in March. Given the hundreds of houses on the market for a million plus I was surprised how few sales there seem to be. So much for a supposed market

Bingo. The "upper end" is being hammered - check the South Manchester Sold data for all of 2012 so far.

How far this trickles down is yet to be seen. My guess, a lot further than some people think. Even 2-3 years ago, the £2 million plus mark was taking a beating in the NW; I've watched that trend spread over the last 12 months down to the £1 million+ bracket. And recently it's pushing down into the £800k+ bracket. Interesting to watch.

Oddly enough the first one was on our 'list'. There is/was another almost identical for sale on a parallel road. Compared with the second one you listed I can't see there's any comparison. However it's still not much of a house (room sizes) or garden for 550-600 in my view.

700-900 has been 'stickiest' from my perspective. Odd drops but far less than >1m

I was actually thinking more of the stamp duty point of view at £2m. Very few post budget reductions from the ones i looked at, one that went "stamp duty paid (subject to conditions)" some time in April but none of the action crahing isles caught in London. So i moved lower and noticed so few sales going through.

Agreed. Neither of them seemed particularly spacious. And as you say, very overpriced for what's on offer. It was just that looking at some of the earlier terraced houses posted in the last couple of pages, there seems to be no rhyme-or-reason in pricing strategies amongst the various houses on offer (well, apart from being overpriced, that is.) Hard to tell whether it's just individually optimistic EAs or vendors - or maybe a combination of both.

When I see some extolling the virtues of a £565k semi over another house it makes me realise how difficult it is for me to ever buy a house again.

It's the location.

Some roads will always command a premium. Hop across onto South Road and they go silly money again. Even in relatively small areas like Hale/Bowdon there can be big differences. After all that's how markets 'work'.

Yeah, looks like that's the next trickle-down bracket for falls.

Nearly all of the Planetree Rd/Parkhill Road stuff that I can remember hitting the market a few years back at ~£1.25 million (even the dumps seemed to just sell for redevelopment) seems to have mostly dropped under the physcological £999,999.00 mark. But all of it seems to have well and truly stuck. A few which I thought had gone forever (i.e. sold) seem to have now re-appeared also with a haircut; guess it must have been sitting on the rental market for a year or two.

The Whalley Road one has seen £40k trimmed off, but still appears wildly overpriced compared to similar stuff that actually sold last year.

Only 1 sale this year so far in the £700+ bracket in the locality, on Park Rd for £955k.

It'll be interesting to see how far the trickle down goes over the next few months. As you say, seems to be a sticky seller/buyer impasse.

It was just the specifics of why one location was preferred over another for such differing houses. My normal guess would of been school catchments, for example. It was merely curiosity, that's all.

All the school catchments there are great as far as I can see, so it must be the extra 5 mins walk to the station/centre. Personally I'd prefer to be 5 mins further away from the bars and 5 closer to the greenery to the South, but that may just be me.

Call me fussy but that westgate one is a stones throw from the bar and grill and westgate is a terrible ratrun into the village so i'm out too.

Nope, I agree with you completely. A 10-15 minute walk out of the centre is better for me too.

I'm only specifically looking at detached places as I like my peace and quiet. Semi would be cheaper, but I wouldn't like to take the risk of noisy neighbours (not in a place were I'm likely to stay for many years.)
